Proposals are advised that this work must be completed and ready to occupy by August 1,2025. A liquidated damages penalty of $1,000.00 per day will be imposed if the completion of the project extends beyond that date since the Owner would experience damages due to his inability to occupy the building. No proposals may be withdrawn lor a period of thirty (30) days after the scheduled time for receiving the proposals. Proposals must he accompanied by a proposal bond in an amount of not less than five (5) percent of the proposal. A Contract Performance Bond and Payment Bond equal to one hundred ( 100) percent of the contract price will be required of the successful proposer prior to start of construction. '! he Owner reserves the right to reject any or all proposals, to waive informalities and to re-advertise Contract will be awarded to the responsible and responsive offeror whose proposal is determined in writing to be the most advantageous to the Lanier County Board of Education, taking into consideration the evaluation factors set forth in the Proposal Form the Project Manual. The Construction Manager shall propose a Guaranteed Maximum Price (Ci. M. P.) complete with all cost, based on Plans and Specifications. This will be a Construction Manager Services Contract "at Risk". The selected CM will be issued a contract to provide "pre-construction services". The CM will coordinate and provide value engineering input to the Architect during the development and completion of final Construction Documents. He will be paid a fee of $5.000.00 for pre-construction services. Upon completion of final Construction Documents by the Architect and subsequent approval of same by Lanier County Board of Education ami Georgia Department of Education Facilities Section, The CM will be issued a contract to construct the renovated building based on a G. M. P. The G. M. P. will include all cost from the CM to the Owner based on final Documents. Payment will be made to the C M. on a monthly basis as work progresses.
