Renovation of a municipal facility in Sparta, North Carolina. Completed plans call for the renovation of a municipal facility.

Work includes Civil, Landscaping, Architectural, Mechanical, Electrical and Fire Alarm work. The project involves windows, boilers, and fire alarm replacement, a new BAS system, lighting and finish upgrades as well as sitework to provide accessible parking spaces and a new entrance walkway into the building. Window replacement of all existing windows, exterior trim repainting, replacing the boiler, adding HVAC control system, replacing the fire alarm system, replacing lights with new LED lighting and interior finish upgrades in the courtroom. Site preparation for brick and concrete hardscape including a site stair, new accessible ramp from the parking area and repaved / reconfigured asphalt accessible parking spaces. Location- 12 N Main St Sparta, NC 28675 The project involves windows, boilers, and fire alarm replacement, a new BAS system, lighting and finish upgrades as well as sitework to provide accessible parking spaces and a new entrance walkway into the building. The owner reserves the right to reject any or all bids and to waive informalities. Alternates - We have 6 Alternates for this project. A. Alternate No. 1: LED Lighting upgrade extents. i. Base Bid: Provide lighting upgrades where indicated on Drawings on Levels 1 & 2 and the Mechanical Room B04 and B05. ii. Alternate: Provide lighting upgrades in the Base Bid extents and upgrade lighting in the remaining rooms in the Basement Level. B. Alternate No. 2: Fire Alarm Scope i. Base Bid: Replace the existing Simplex 4010 fire alarm panel control panel and remote annunciator with a new simplex 4010ES addressable fire alarm control panel and compatible annunciator. New FACP to be backwards compatible with the existing addressable initiating devices and modules. ii. Alternate: Replace all existing smoke detectors and bases, and duct detectors with the latest addressable bases and devices. If required for compatibility with new addressable detectors on same circuit, replace all pull stations, and addressable modules as necessary. C. Alternate No. 3: Civil Engineering - Limits of Site Work / Asphalt Replacement i. Base Bid: Work shown on C-100, C-101, and C-102 to provide new accessible parking spaces. ii. Alternate: Work shown on C-100, C-101, and C-102 as Alternate work to demolish and re-pave the remaining existing rear parking lots that are notincluded in the base bid. Include the allowance required in 012100 Allowances Item 3.3 B. for unsuitable soils removal and replacement as part of this Alternate Price. D. Alternate No. 4: Window Replacement - Window Type for replacement windows. i. Base Bid: Provide Single Hung Windows for all operable windows scheduled for replacement per Window Schedule. ii. Alternate: Provide Double Hung Windows for all operable windows scheduled for replacementin lieu of Single Hung Windows. Price will be the delta between the cost for Single Hung and Double Hung. The Courtroom Windows remain Fixed Windows in the Base Bid and Alternate. E. Alternate No. 5: Windows Simulated Divided Lite Mullion Pattern i. Base Bid: Provide all window sashes with no simulated divided lite patterns. ii. Alternate: Provide a Six over Six simulated divided lite pattern for all operable and fixed sashes. F. Alternate No. 6: Interior Painting Extents i. Base Bid: Paint rooms shown in Room Finish Schedule as Base Bid ii. Alternate: Paint additional rooms shown as shown in the Alternate Room Finish Schedule.
