Renovation of a municipal facility in Chicago, Illinois. Completed plans call for the renovation of a 45,000-square-foot, 11-story above grade municipal facility.

RFQ No. 2215-020293 County of Cook Office of the Chief Procurement Officer For Department of Capital Planning & Policy Request for Qualifications (RFQ) for Construction Management at Risk (CMAR) Services for County Building - Floors 6 and 8 RFQ No. 2215-02093. Questions: Questions can be submitted in writing to the contact person above until 3:00 PM (CST) on April 15, 2024. Scope- The CMAR will provide comprehensive construction management services for renovation of multiple floors housing such tenants as the Bureau of Human Resources, Bureau of Administration, and Board of Review encompassing a total of approximately 45,000 sq. ft. that will meet the County's objectives for quality, cost, and schedule. The County intends to take advantage of every opportunity available to accelerate the schedule to achieve Substantial Completion by June 2028 The Design Team is working on schematic design. The CM will be retained during the design phase to provide constructability reviews, phase delivery approach support, value engineering reviews and validation of the schedule. The Owner will require an early Guaranteed Maximum Price (GMP an open book GMP) at completion of Contract Documents. It is the Owner's expectation that the CM will be able to deliver services, information, and benchmarking costs, which allow the Owner to make timely decisions in a compressed Project Delivery schedule. Tenant groups will be temporarily relocated, some at the county building, and others to other locations. Coordination of these moves will be vital to the timing of the construction schedule and will be required. The building code requirements of the City of Chicago will provide a regulatory framework for design services. The Consultant will coordinate/communicate with entities such as adjacent tenants, property owners, businesses, County Departments, i.e., Department of Facilities Management, and utility companies as well as coordination with the various Municipal and County departments as deemed appropriate by the County. These coordination/communications with County Bureaus, Departments, and Separately Elected Officials who are the users are critical responsibilities that require good organization and communication attributes General information The Cook County Department of Capital Planning and Policy will be consolidating and restacking the Cook County Building, located at 118 N. Clark St., Chicago, Illinois. The County Building was completed in 1908 and operates during business hours, 5 days a week serving the Chicago community. The building is approximately 627,000 Gross SF spread Cover eleven (11) stories and three (3) basement levels. In general, the project scope includes: o Approximately 45,000 Gross SF 2will be affected during this scope of work. o Renovation of the 6 th & 8 th floors for the Bureau of Human Resources, Board of Review, and Bureau of Administration. o Coordinate construction meetings and site visits. o Coordinate demolition, construction and building system upgrades over multiple phases to minimize user department and community service interruption. Design is underway on some of the affected areas, but not all. Construction is anticipated to start in Q3/2026 and conclude in Q2/2028
