Renovation of an educational facility in Bryan, Texas. Working plans call for the renovation of a educational facility.

Texas A&M, Procurement Services is processing through an E-commerce system for all invitation for bids and purchase orders. The Electrical Contractor (the “Contractor”), shall act as the Prime General Contractor to provide complete services for the Replacement of the transformer for the HPEB Building on the Bryan Campus of the Texas A&M Health Science Center. This work shall include: 1. All work will be located in the Texas A&M Health Science Center MREB Building, located in Bryan, Texas at 8447 Riverside Parkway. 2. Work shall include all electrical and equipment moving and installing sub-contract work required for this project per the attached drawings and specifications. 3. Attend pre-proposal walk through at the building with the UES Technical Personnel and the Building Coordinator. 4. Provide a reasonable schedule to complete the work based on availability of equipment from each specified vendor. The work needs to be complete as soon as possible. Inform UES Technical Personnel and Building Coordinator of the costs and benefits, along with anticipated delivery schedules. 5. Contractor shall provide the complete scope of services under one proposal to include, general construction, and electrical scopes of work. 6. Field survey the existing conditions and identify any obstacles that pose challenges to completion of the project. In addition gather data on existing products the contractor needs to match, such as wiring devices and associated cabling. UES would prefer to stay with the same vendors used in the original construction if possible and it does not require a substantial premium. Existing switchboard layouts are shown on the drawings to the extent that they were shown on the building record drawings. The contractor is responsible for contracting for or performing all utility locates in the project scope areas, and will be required to repair (at no expense to the owner) any utilities that he damages. 7. Provide layout drawings indicating the extent of the work. Sequence of operation, along with outage durations, shall be provided in the submitted bid package. 8. Awarded Bidder to Coordinate all work with the UES Senior Electrical Engineer (“Engineer”), Mr. Joe Fix, P.E., 979-436-0557 and with Bryan Campus Building Proctor (“Building Coordinator”), Mr. Tim Breitschopf, 979-406-0188. All shut-downs shall be coordinated with the Building Coordinator. 9. Provide Submittals as specified. 10. Awarded Bidder to Provide coordination of the installation of the new equipment with the Building Coordinator and UES Technical Personnel. This is an active campus. 11. Dispose of old equipment and materials removed as part of the work. 12. Receive, inspect and offload new equipment and materials from suppliers. Provide all rigging and hoisting to place the new equipment and materials into place. 13. Repair any floors, walls, doorways, paint, roads, parking areas, grass or other landscape damaged by the project. 14. Provide daily clean-up of the site of all trash and material. B. Security Work – None is anticipated. C. Electrical scope of work – provide the following electrical scope of work to support the Main HPEB Transformer Replacement at the Bryan campus of the Texas A&M Health Science Center: 1. Furnish and install all wire, conduit, devices, boxes, supports and hangers to make a complete system as shown on the drawings. 2. Retain existing feeder conductors and reconnect to new transformer primary and secondary. Contractor shall megger test existing conductors prior to reconnection and provide results of tests. 3. The contractor shall furnish and install new transformer, mounting brackets, cable termination kits and associated hardware items. This project will require demolishing the existing transformer lineup, utilizing existing conductors, and reconnecting the primary and secondary. Contractor shall set the transformer in place and provide all mounting hardware and electrical terminations necessary. This transformer is located in an indoor single-ended substation, 12.47- kV primary, 480Y/277-volt secondary. Gear is designated “HMSWGR” and is a Square D Power-Zone 4 switchgear with a 2000A main circuit breaker. Transformer is designated “HTA”. 4. Transformer: dry type, core and coil, VPI, 1000/1333 kVA (AA/FA 33%), 150 deg C rise, 12470 volt delta primary, 480Y/277 volt secondary. Impedance preferred to be 5.75%. Transformer and associated enclosure shall be designed and installed in between existing medium voltage switch HMVSW and 480-volt switchgear HMSWGR and shall be properly ventilated. Transformer shall be provided with thermostatically-controlled cooling fans rated for the application and a temperature controller with dry alarm contacts for interfacing with the existing Siemens Building Automation System. Any custom bus work to interface with existing primary and secondary shall be included. 5. Electrical contractor shall megger test all power circuits to ensure their viable reuse. 6. Contractor shall perform start-up and commission the new transformer. 7. Contractor shall provide owner and owner representative training for the operation of the new transformer and associated temperature controls/alarms. 8. Contractor shall include all freight, delivery, and installation in bid. 9. Provide daily clean-up of the site, remove all trash and broom clean. D. Existing drawings/documentation (for reference purposes only – Contractor shall field-verify all dimensions before proceeding. 1. E4.10 – Electrical Enlarged Plans E. Submittals – 3 copies each 1. Provide submittals on the all material and equipment as specified. Submittals shall be delivered to the UES Senior Electrical Engineer. 2. Provide catalogue cut sheets for each item. 3. Closeout documentation – Provide 3 bound copies of the following. a) Provide detailed Owners installation, Operation and Maintenance manuals for all equipment. Manuals to include contact information for all service entities necessary to service the equipment during and after warranty. b) Provide warranty certificates
