Renovation of a multi-residential development in Fort McMurray, Alberta. Completed plans call for the renovation of a multi-residential development.
• The description provided is general only and is not intended as limiting the Scope of Work. Work must be carried out to the full intent of the Contract and in accordance with the Contract Documents. The Work includes: • Horizon View Townhouses, Prospect Townhouses and Building, and Rotary House o Supply and provide all new products, labour, equipment and services for the complete roof replacement at the specified areas in accordance with the Contract Documents. o Clear all gutters and downspouts to ensure positive drainage from the roof areas. Temporary removal of gutters and downspouts may be required to accommodate roof replacement work. Damage caused to these components during the Work will need to be replaced at the expense of the Contractor. o Remove and stockpile items requested for Owner’s re-use, if applicable. o Remove and dispose all existing roof assembly components down to the deck including but not limited to the roof shingles, all related flashings, sheet metal counter flashings, sleeves, etc. o Review wood deck areas. Notify the housing corporation of any existing water damaged wood deck areas that are not acceptable for re-use. The replacement of damaged components, if required, will be an addition to the base price. o Infill deck areas where penetrations have been or will be abandoned. o Install new self-adhered, eave protection membrane to all eaves and valleys. o Install new drip edge flashing at eaves and rake edges. o Install new metal valley flashings. o Install new sheet metal step flashings as required. Temporary removal and reinstallation of exterior cladding may be required to accommodate installation of new step flashings. Damage caused to the cladding during the Work will need to be replaced at the expense of the Contractor. o Install starter strips at roof edge perimeters and as directed by these specifications. o Install new synthetic underlayment to the entire field of the roofing not covered by the eave protection membrane. o Install new vents to conform to adequate attic venting. o Install new galvanized gooseneck flashings. Contractor to re-connect all vent piping. o Install new thermoplastic vent flashings to all plumbing vents. o Install new asphalt shingle. o Apply sealants at all required locations to achieve watertight seals. o Provide a 15-Year limited manufacturer warranty. o Provide a 5-year ARCA (Alberta Roofing Contractors Association) Warranty for Steep Slope Roofing. The Housing Corporation is requesting proposals from Vendors to provide construction services for our selected properties as outlined in Appendix B – Scope of Work. Detailed Specifications that must be met are identified in Appendix B, attached herein and forming part hereof this RFP. The proposal should also provide the methodology used to deliver these services as outlined in the specifications. Deadline for Questions April 11, 2024 Bid values are undisclosed.
