Renovation of a mixed-use development in Monroe, Ohio. Completed plans call for the renovation of a educational facility.
Masonry Improvement Project Scope of Work. In the summer of 2023, Monroe Local Schools investigated and replaced two exterior window lintels at Monroe Primary School, 225 Macready Ave. Monroe, OH 45050. Subsequent visual inspection has indicated two more window lintels with similar issues needing replacement with a possible third window that may need a plate or the entire lintel replacement. In the specific locations, there are areas of separation between the steel plate of the lintel and the brick. The brick also bulges out of plane in the middle of the window span and out from the plane of brick above. Some cracking has occurred in surrounding brick at the end of each lintel area. On the inside, there is also separation between the bottom lintel plate and cmu. The bottom of the lintel is also rotating to the exterior with respect to the wall above. Significant rusting below the cmu and brick is present. Based on the drawings of a repair project completed in 1999, the lintels consist of an 8" deep wide flange beam with a bottom plate that is the full width of the wall. The repair details were for the lower level (Location A) windows. Based on the observations of the gap between the bottom plate and bottom flange of the beam, it appears possible the welds between the two have rusted. The project preparatory work and site mobilization could begin as early as May 24, 2024 and should be completed by August 1, 2024.
