CPS Energy is seeking a Company to provide Facilities Design-Build Services for a New CPS Energy Service Center for an anticipated term of three (3) years. Company shall provide CPS Energy Design-Build Services for a New CPS Energy Service Center. The scope of Services includes building design, parking, landscaping, building surrounds, furniture fixtures and equipment for Facilities. CPS Energy requires facilities of approximately 97,000 gross square feet, have a projected useful life of at least forty years, and a laydown yard of approximately 120,000 gross square feet and required parking. All solutions must deliver a turn-key facility including the office environment. CPS Energy seeks to create a more efficient and effective space for its field offices, service units, and support units, which currently reside and function in various locations with sub-optimal operating conditions. CPS Energy's desires to utilize industry best practices related to warehouse and service-center spaces to improve customer service, daily operations, emergency operations, overall productivity, organizational effectiveness, as well as employee satisfaction and retention. The Projectshould incorporate elements of a modern, high-quality service center as outlined herein and include elements such as make ready for future solar panels needs for the facility, wireless technologies, 50 ft. x 50 ft. column spacing, minimum 24' clear height, office space, rainwater collection system for irrigation, sustainable construction, and "Build San Antonio Green" compliance. Additionally, the building must be designed and constructed for flexible uses and long-term durability as well as future on-site expansion. An emphasis on native, long-lasting building materials and environmentally sensitive construction elements are strongly preferred by CPS Energy. The Project budget is estimated to be no more than $83 Million. If the guaranteed maximum price contained in a Proposal (as defined below) received during the RFP phase exceeds the Project budget, CPS Energy may, in its sole discretion, reject such Proposal. CPS Energy expects the proposed guaranteed maximum price reflected in a Proposal to be less than the Project budget. The new Service Center will be built on a CPS Energy-owned site located at 12520 West Highway 90, San Antonio, Bexar County, Texas 78227 (29.371619087806994, -98.74192356793968). The development site is approximately 25 acres and is situated southwest of the intersection of US Highway 90 West and W.T. Montgomery.
