As of February 27, 2025, this project is in design. A construction manager has been selected. A firm construction timeline has not been established. The CMAR will work with the Architect and the City and review construction documents in process through completion to ensure the feasibility and constructability of the Architects design, and that the cost of construction of the Project is within the estimated Construction Budget through value engineering, the selection of construction systems and materials, cost estimating, scheduling, and other means. The CMAR will also review the project schedule and identify critical path and long lead items. Upon the completion of or during such preconstruction services, and prior to the completion of the 100% set of construction documents, the CMAR will submit a proposal of a Guaranteed Maximum Price for the construction of the Project, which is within the City's Construction Budget. The City reserves the right to accept or reject any and all bids or any or parts of a bid wherein its judgment, it will be in the best interest of the City; waive any technicalities/informalities in the RFQ document and bid process; and to qualify and award any or all of this contract in any manner in which the City, acting in the sole and exclusive exercise of its discretion, deems to be in the City's best interest.
