Site work, paving and outdoor lighting for a mixed-use development in Reno, Nevada. Conceptual plans call for site work for a bridge / tunnel; for outdoor lighting for a bridge / tunnel; for paving for a bridge / tunnel; sidewalk / parking lot; sidewalk / parking lot; and sidewalk / parking lot.

The University of Nevada, Reno (UNR) is soliciting qualifications from Architects and Landscape Architects to design the Repair of Manzanita Lake Pedestrian Path situated in the University of Nevada Reno Historic District and along the Orr Ditch. The repaired path will establish an accessible route around the entire lake by removing and reestablishing portions of the path where worn beyond their useful life, damaged, and/or inaccessible. The path will connect the northern portion of the route near Jot Travis Student Union to the southern walk south of the Orr Ditch along the west side of Clark Administration to allow a continuous wheelchair accessible route around the entire lake. The repair of the path may include walkways, patios, seating areas, lake overlooks, ramps, railings, benches, lighting, points of interest, bridges, and other potential landscape features to enhance the route with a beautification effort fitting for this significant historical area of campus.This effort is identified as project number 24RPR02829.The estimated construction cost is in the $2.1 million range with a total project cost to be in the $2.7 million range. The anticipated services that are to be included in the selected consultant's contract include the following: o Conducting meetings with various stakeholders. o Conceptual Design Phase: Preliminary site plans, elevations, diagrams, systems narratives, and 3D renderings will be required to design intent to the stakeholders including Campus Leadership, University Advancement, Facilities Services, the Nevada State Historical Preservation, and the Orr Water Ditch Company. Conceptual options for walkway routing, patios, seating areas, lake overlooks, ramps, railings, benches, lighting, points of interest, bridges, and other potential landscape features will be required. Quality and constructability options shall be presented early in this phase so that the CMAR preconstruction estimating efforts are supported. o Schematic Design-Construction Documents Phases: Upon approval of the Conceptual Design Phase the design services shall progress with more detail as appropriate to the phase of work. The design team will be required to work with the CMAR team at every phase to support their estimating, scheduling, and constructability preconstruction services. In addition, the design team will be required to prepare and/or present Owners & AHJ review packages at each phase and respond to comments accordingly. The team should be prepared for an extended design schedule to allow for this process. High quality visual aids in the form of renderings, illustrated site plans, and graphical information for presentations will be required. o Bidding, Plan Review, & Permitting Phases: Consultant shall provide complete sets of construction documents and calculations for review by the Owner, AHJs, & CMAR. Provide written responses to all plan check comments and incorporate appropriate solutions to all plan check comments into the construction documents. From approved construction documents, the team shall prepare and satisfactorily complete the bid documents in support of the CMAR's formulation of a Guaranteed Maximum Price proposal. o Construction Administration Phase: Consultant shall provide construction administration services as described in the Owner-Contractor Construction Agreement. The University anticipates the cost of professional design services fee, which includes design services and construction administration services, will be in the 12% to 15% range of the final project construction costs. Critical factors considered in evaluation of the qualifications (all factors hold equal weight): o All Submittal Requirements as listed above are in compliance. o Similar project experience. o Technical expertise creating programming documents, design documents, and cost estimates. o Organization and project approach. o Experience on state or agency public works and/or education projects. o Recent similar project examples including schedule control, original budget versus final budget, change orders, etc. o Current capacity and capability to perform the work considering other major projects and commitments. All selection criteria must be addressed. If any of the selection criteria are not addressed the firm will not receive credit for that specific criteria. If a firm has a particular reason to not respond to one of the selection criteria the reason must be explained. After evaluation of RFQ submissions, a short list of two or more teams may be invited for interviews on campus. Questions about the RFQ will be welcomed through the submittal deadline listed on the bidding website.
