Renovation of an educational facility in Syracuse, New York. Completed plans call for the renovation of a 50,312-square-foot educational facility.

The City of Syracuse (the "City") is soliciting proposals from development firms pertaining to the acquisition and redevelopment of the Johnson Vocational Center located at 571-81 East Genesee Street, Syracuse, New York, 13202, currently occupied by the Syracuse City School District. The City of Syracuse is seeking proposals with particular emphasis placed on those that: 1) display a proven ability to provide creative and inclusive land use and development strategies; 2) return the site to the tax roll and increase the City's tax base; 3) create permanent job opportunities for Syracuse residents; and 4) add housing units. All project inquiries can be directed to the Project Manager via mail or e-mail no later than April 26, 2024 at the following address: City of Syracuse Division of Purchase 233 East Washington Street, Room 213 Syracuse, New York 13202 (315)-448-8453 purchase@syr.gov Space and Building Requirements Potential property owners and bidders should review the information included in this document to guide their conceptualization of the project, specifically regarding space offerings and amenities, size, location, and other desires for District vocational and instructional space. 2.2 Desired Space Configuration: a) Between 30,000 and 40,000 square feet (total leasable area). b) Eight (8) private offices. c) Twelve classrooms. d) A gymnasium (full-size unnecessary, but no fewer than 5,000 square feet) or indoor physical activity space of a similar size. e) Vocational space for uses including but not limited to career and technical programming (e.g., welding) to accommodate approximately twenty-five (25) people, instructors and students, at a given time. 2.3 Facility Requirements: a) Full compliance with the Americans with Disabilities Act Title II Regulations, including accessible entrances, elevator/lift access, bathrooms, and designated accessible parking spaces (if applicable). b) All parts of building envelope and roof will be complete and weather-tight. c) Climate controlled with temperature limits of 68to 74F and a relative humidity level range of 30% to 60%. d) Full compliance with applicable building and fire codes. e) Minimum ceiling height of approximately 9'-0". f) Lockable facility with security system, including remote monitoring after hours and remote access for designated staff.
