Alternative Design-Build Entity Major Modernization Project at 32nd Street/USC Magnet School Region South, Board District 1 - 822 W 32ND ST, LOS ANGELES, CA 90007 New Construction 23 Classroom Building including media/filming classroom suite, flexible engineering classroom suite, graphic design suite, instrumental music classroom suite, and a chemistry classroom suite. Minor adjustments to existing facilities as need to accommodate 32 nd St USC Magnet School while main campus is under construction. New elementary school yard area may be required. TBC during design process. Site Work Site Infrastructure, as required Digital marquee Exterior Paint Programmatic Access Landscape and Shade Improvements Interim Facilities Interim Facilities as required offsite as required in the Temporary Campus (Beaudry and Temple) Anticipated Schedule Construction Start: Fall 2026 Construction Finish: Spring 2029 DVBE (5%), SBE (25%) The Project's scope of work is comprised of two (2) of the District's campuses to serve the 32nd St USC Magnet School. Due to the physical constraint of the 32nd St USC Magnet School Campus, the District has elected to move the 32 nd St USC Magnet School in its entirety to a Temporary Campus at Beaudry and Temple. The Design-Build Entity will not have to work within an active school campus during construction. The Temporary Campus (1081 W Temple St, Los Angeles, CA 90012) will serve as the school's temporary campus during construction at the Main Campus (32nd St Campus at822 W 32nd St, Los Angeles, CA 90007). The proposed Major Modernization Project consists of the design and construction of new school building(s), modernization of existing school facilities, and demolition of existing relocatable classroom buildings. The Project scope also includes provision for design and construction as required for the school at the Temporary Campus. Project reports, surveys and detailed scope of work will be provided to the short-listed proposers in the RFP issuance. A. School Overview - 1) 32nd St Magnet School enrollment is approximately 900 total serving grades K-12. 2) 32nd St Magnet School is a highly sought-after magnet school of choice with long waiting lists for applicants. 3) 32 nd St/USC Magnet School consists of two magnet schools: a) Grades K-5 Visual and Performing Arts Magnet, and b) Grades 6-12 Media Arts and Engineering Magnet. B. Main Campus Overview (822 W 32nd St, Los Angeles, CA 90007) - 1) Located in the City of Los Angeles, the campus boundaries are W 32nd St on the north, private parcels on the east, Hoover Pedestrian Walk (University Walk) on the west and a public parkway along W Jefferson Blvd on the south. The campus is near the Shrine Auditorium and University of Southern California. 2) The 32 nd Campus is 3.67 acres with 3 permanent buildings and 13 portable classroom buildings, housing (45) classrooms, and (18) parking spaces. 3) The Administration Building and the single-story classroom building were built in 1975. The two-story classroom building was built in 2010. The existing portable buildings were built between 1949 and 1998. The lunch shelter was built in 2006. 4) There are no AB 300 buildings on campus. No seismic retrofit scope in this Project. 5) The 32 nd Campus is not in a historic district and the campus buildings are not historically eligible. 6) The 32 nd Campus has limited street frontage. The campus has access to public right-of-way only along 32 nd Street to the north. 7) A 14' wide access easement for the campusfrom the private parcel to the east that connects to Royal Street. 8) There are undocumented soil ranging from approximately 3' to 12' in depth within campus noted in the preliminary Geotech report (to be issued in RFP). C. Temporary Campus Overview (1081 W Temple St, Los Angeles, CA 90012) - School will relocate in its entirety to this location while the Main Campus is under construction. 1) Located in the City of Los Angeles, the campus is bounded by W Temple St, Beaudry Ave, the Hollywood Freeway (U.S. Route 101), and the Harbor Freeway (Interstate 110). 2) The Temporary Campus is 2.92 acres with 1 permanent building and 1 portable classroom building, housing approximately (41) classrooms, and approximately (100) parking spaces. Minimal Modernization (~38,900 sf with no scope except those listed below) a) Administration Classroom Building (2 Classrooms) i. Barrier Removal Upgrades - Drinking fountain upgrade at exterior wall, door hardware replacements to be compliant with ADA; door threshold adjustments, restrooms modifications; building, room, and assistive listening identification signage upgrades. Actual scope TBC - Pending Sr/Design Manager's review and concurrence. ii. FA, MDF, and other infrastructure head-end upgrades as required to support new construction and campus upgrades iii. Exterior painting b) Classroom Building (8 Classrooms) i. Barrier Removal Upgrades - Drinking fountain upgrade at exterior wall, door hardware replacements to be compliant with ADA; door threshold adjustments, restrooms modifications; building, room, and assistive listening identification signage upgrades. Actual scope TBC - Pending Sr/Design Manager's review and concurrence. ii. Exterior painting c) 2 Story Classroom Building (12 Classrooms) i. Barrier Removal Upgrades - provide button in lieu of key operator and other barrier removal upgrade per Sr/Design Manager's review and concurrence. ii. Exterior painting d) Lunch Shelter i. FA & FS if required at Lunch Shelter (for egress from Administration Classroom Building, TBC by AOR) ii. Exterior painting 3) Demolition (~22,200 Sf) a) Portables and bungalows(23 classrooms, Buildings #AA-468, AA-2703, AA2704, AA-2701, AA-2702, J-301, A-832, AA-2108, AA-2329, AA-2332, AA2333, AA-2334, and Classroom Building 36/37) b) Storage Building 4) Site Improvements a) Site utilities upgrades i. Electrical and Low voltage upgrades ii. New Storm water and Sewer lines iii. New water lines iv. New separate fire water lines v. New CCTV vi. Reconstruction of trash area if required vii. New metal storage containers and hazardous containers viii. New construction to comply with District Standards, connect to existing IP convergence framework and infrastructure. b) Campus i. New digital marquee sign ii. New fire truck access as required to facilitate Project iii. Provide secured/controlled campus entrances and ramps iv. Secured lines of campus (fences and gates as required) v. Provide elementary school recess area(s) and middle and high school PE stations and areas vi. Site lighting as required vii. Landscape and concrete path upgrades as required viii. Barrier Removal Upgrades - Any designated accessible route with greater than 2.8% cross slope re-graded to 2.08% to maximum extent feasible - coordinate with final campus design with Sr/Design Manager's review and concurrence. 5) New construction and/or renovation as required for the Temporary Campus to host 32nd St USC Magnet School while the Main Campus is under construction. Planning, move plans, management, and relocation of the school shall also be part of Design-Build Entity's scope of service.
