Site work, new construction and renovation of a mixed-use development in Lynwood, California. Completed plans call for the construction of a 156,384-square-foot, three-story above grade educational facility; for the renovation of a educational facility; and for site work for a educational facility.

The Project is a 3-story 156,384 square foot facility with 71 classrooms. The classroom count includes a kiln/multiuse building. The classroom main structure is a steel moment frame with sideplate connections and metal stud infill framing. The kiln/multiuse building is a CMU structure with steel moment frame infill. The main structure exterior includes architectural aluminum panels at overhangs and selected window openings and storefront window systems. The lightwell gathering space includes fire curtains. Interiors include corridors, two (2) elevators, fire-rated wall and ceiling assemblies and sealed concrete floors. Sitework improvements include exterior walls and fences throughout, several standalone canopies with metal cladding, landscaping, hardscape, concrete benches, irrigation, fire lane replacement and re-routing of miscellaneous site utilities. Deferred Approval Items. The general contractor will be responsible for completing design and obtaining DSA approval for the following deferred approval items: (i) curtain wall systems; (ii) storefronts or windows over 10'0" in height; (iii) translucent skylights; and (iv) elevator guiderails. Question Deadline May 13, 2024 at 2:00 PM Project Programming. Project classrooms will be utilized for general education, special education and career training education programs including culinary, E-sports, medical technology, arts and science. Mechanical Scope Summary. The mechanical equipment consists of variable refrigerant flow (VRF) systems throughout the Project with heat recovery, fully ducted system with general exhaust for applicable space. Science labs incorporate fume hoods and vent hood in culinary spaces. HVAC split units serve equipment closets and spaces. Mechanical equipment and systems are subject to start-up and commissioning requirements. The estimated Construction Costs for the Project mechanical scope is Seven Million Eight Hundred Thousand Dollars ($7,800,000). Electrical Scope Summary. The electrical scope of work includes new electrical distribution, various types LED light fixtures (recessed, suspended, wall mounted, etc.), low voltage lighting controls, audiovisual systems, public announcement equipment/systems, telecommunications cabling and outlets throughout and site lighting augmentation. Network connectivity will be by low voltage intermediate distribution frame (IDF) rooms with fiber interconnection to existing main distribution frame (MDF). Hardware access controls, security intrusion systems with sensors and security cameras and a fully automated occupancy voice evacuation fire alarm system are incorporated into the Project. The estimated Construction Costs for the Project mechanical scope is Sixteen Million Hundred Six Hundred Thousand Dollars ($16,600,000) Plumbing Scope Summary. Full plumbing throughout with domestic cold and hot water and sanitary sewer service. Science labs incorporate acid waste lines. The culinary area includes a grease interceptor. Natural gas lines serve the science and culinary spaces. A fully automatic fire sprinkler system is incorporated. Plumbing related sitework include new sewer point of connection to city and fire-water service and storm water re-routing. The estimated Construction Costs for the Project plumbing scope is Six Million Eighty Hundred Thousand Dollars ($6,800,000). Deep Soil Mixing Scope Summary. Installation of Deep Soil Mixing sub-surface cement slurry stabilization columns. Deep Soil Mixing work includes installation of Deep Soil Mixing columns, verification of relative heights, depths and sizes of Deep Soil Mixing columns along with testing to design standards, requirements and parameters.
