Site work, paving and new construction of a mixed-use development in North Liberty, Iowa. Completed plans call for the construction of a 11,300-square-foot playground / park / athletic field; for site work for a playground / park / athletic field; sidewalk / parking lot; for paving for a sidewalk / parking lot; and water / sewer project.

A new construction 11,300 square foot construction event facility with hall associated spaces. The facility also include a stage structure on the south side of the facility for outdoor performances. Exterior walls are primarily utility brick and cast stone veneers on metal stud framing, with some metal panel accent locations. Openings are primarily double glazed aluminum curtain wall assemblies and a few locations of aluminum storefront. The building is steel-framed with HSS and W-shape beams and columns and metal roof deck. A series of 6 long-span HSS trusses with rolled top chords are the primary framing for varied curved and sloped high roofs over the Hall and Stage. Because of the multiple slopes and curve radii, please note that the final coordination of sloped beam workpoint elevations and deck bearing adjustments will be determined by the steel detailer, based on schematic framing and deck bearing details. The lateral system consists of moment and braced frames. The foundations are shallow, formed, reinforced concrete footings, piers, and foundation walls with 5" thick floor slab. Spaces within the building include the event hall, a catering prep space, dressing rooms, an office, non-gendered restroom facilties, and event support spaces such as storage, mechanical, electrical, communications and custodial. Public accessible spaces including accessory areas have elevated finish materials including laminated casework with quartz counters and stained polished concrete, resinous or LVT flooring. Support spaces are still finished with sealed concrete flooring, painted walls, and painted exposed ceilings. Ceilings are combination of painted exposed structure and acoustical ceiling tiles. Event hall has a variety of acoustical treatments including wall panels and a spray applied deck coating The plumbing system consists of domestic cold, hot and hot water recirculation, piped to various plumbing fixtures. Domestic hot water is provided by an air cooled heat pump domestic water heater. Storm and overflow storm drainage is served by combination style roof drains. Storm is discharged to an interior piping system; overflow is piped to downspouts that discharge to grade. New site utilities including domestic water and sanitary sewer for the building and storm sewer on the site. Site work includes grading and new PCC pavement. Landscape plantings will be focused around the proposed event building, in a new parking lot island, and around the proposed trash enclosure. Plantings consist of trees, shrubs, ornamental grasses, and perennials. New site furnishings are proposed in a plaza adjacent to the event building. The work must commence on or about July 17, 2024 and must be substantially completed on September 1, 2025. Final acceptance must be achieved within 30 calendar days of substantial completion. The Owner reserves the right to waive informalities or irregularities. The Owner reserves the right to reject any or all bids. he general nature of the work is as follows: 1. RFIs submitted by entities other than Contractor, Architect, or Owner will be returned with no response.
