Project Address Duncanville ISD - DHS - CTE (171-10040-022) 900 W. Camp Wisdom Road Duncanville, TX 75116 Description The Owner plans to build a new two-story high school CTE center as an expansion to the existing campus, approximately 30,000 sf. Additionally, the Project will renovate portions of the existing high school. The Project will likely include phased project completion, multiple Guaranteed Maximum Price proposals, and work during summer, nights, and weekends to maintain the project schedule and minimize the disruption to ongoing campus operations. Project Information: The Owner plans to build a new two-story high school CTE center as an expansion to the existing campus, approximately 30,000 sf. Additionally, the Project will renovate portions of the existing high school. The Project will likely include phased project completion, multiple Guaranteed Maximum Price proposals, and work during summer, nights, and weekends to maintain the project schedule and minimize the disruption to ongoing campus operations. The Project may include the following general scope items: 1. Repair exterior ramps and walkways at Fine Arts building. 2. Repair concrete paving and curbs. 3. Install locking metal gates at seven restrooms. 4. Install (53) automatic door closures. 5. Install (46) automatic door locks. 6. Partially replace and repair Hyload roof (767,987 s.f.) 7. Replace (8) boilers. 8. Replace grease trap at west cafeteria. 9. Replace 478 HVAC units and energy management controls. 10. Replace light fixtures with LED. 11. Install (50) high-low drinking fountains. 12. Replace common area restroom stall partitions. 13. ADA Compliance 14. Remodeling and Equipment Replacement at Shine and Alexander Auditoriums 15. Architectural refresh (may include carpet, paint, tile, ceilings, lighting) 16. New Construction 17. Storm Shelter (1,480 occupants) incorporated into construction of addition 18. Architectural - Major Renovation (interior gut with new walls and finishes) 19. Asbestos abatement 20. Construction of portable building utilities The Owner's estimated Budget for the Cost of the Work $47,612,275.00. Intent: It is the Owner's intent to award services for Construction Manager-At-Risk early in the design process of this Project to gain full participation of the awarded Respondent during all Phases. It is anticipated that the Project will require a Phased Delivery Process, with some possible Early Release Packages, such as equipment purchases, site clearing work, demolition, etc. Because of this, the Owner requires focus on the Pre-construction Services for this Project to enable an early start of construction. Sufficient analysis of Pre-construction Services needs to be considered by the Respondent prior to the submission of Costs for these Services. The Owner will enforce compliance with the requirements for pre-construction services. Construction Manager At-Risk Services. The contract will govern but, in general, the Owner considers Construction Manager-At-Risk Services to consist of: 1. Pre-Construction Services (Critical for Early Involvement) 2. Constructability Reviews of Design and Drawings for Coordination 3. Ascertain completeness of Drawings and Specifications 4. Review of Building Systems for availability and make Recommendations 5. Recommend any needed Phasing and Construction efficiencies 6. Cost estimating during Phases of Design 7. Cost Control Methods 8. Assist in Development of Schedules 9. Monitor Regulatory Approvals 10. Recommend possible Cost Savings 11. Advertise Project for Subcontractor Bids 12. Procure Competitive Bids 13. Develop and Submit a Guaranteed Maximum Price for Project 14. Construct Project Monday May 13, 2024 @ 2:00 PM local time - Deadline for written requests for clarifications to the RFP. Questions concerning this RFP shall be directed to the Owner's Program Manager, in writing, to the Bid/Plan Room. Verbal questions and explanations are not permitted other than as described by this section, if any. All questions are due as described in RFP section III PROBABLE SCHEDULE OF EVENTS. Answers to questions will be issued in an Addendum for the Project and will be posted on the Bid/Plan Room as described in RFP section III PROBABLE SCHEDULE OF EVENTS.
