DHA is seeking Proposals from qualified Construction Contractors demonstrating their capability to provide construction and value engineering services for the finish out of the third floor of a newly constructed office building and renovation of the second and third floors of the existing DHA HQ Services Building. questions received by April 30, 2024. The scope of services anticipated for this project in this RFP is provided below. Assist Owner with obtaining building permit. Conduct pre-construction meeting with successful Multiple Sub-Contractors Contractors at the project site. Prepare and maintain Master Project Schedule incorporating the activities of Owner, the Design Team and each Sub-Contractor Prepare and maintain Master Project Budget for cost control and provide monthly project budget updates. On-site Construction, Administration, and Representative Services Provide full-time on-site construction representative services to maintain progress of construction. Conduct weekly on-site construction meetings and issue meeting minutes Coordinate 3 rd Party Materials Testing and Special Inspections work with all Sub-Contractors as necessary. Monitor and facilitate the RFI, submittal, shop drawing process Negotiate all change orders with Multiple Sub-Contractors Prepare daily construction logs Provide a monthly report to DHA and its Construction Representative that, at a minimum, provides an update/current status of schedule, cost, and any impacts/exposure Facilitate construction close-out procedures including assembling of punch lists, operations and maintenance manuals, record drawings, warranties/guarantees, 3 rd party commissioning, start-up and testing, training, etc. All other activities as necessary to complete the construction per the plans and specifications as provided by the architect, and obtain Certificates of Occupancy from the City of Dallas.
