Renovation of a residential development in Red Deer, Alberta. Completed plans call for the renovation of a residential development.
1 Work of the Contract comprises of roofing replacement at Pines Court, located at 120 Piper Creek Drive, Red Deer, and as identified as Project Number 24-004. .1 Replace existing BUR with a new 60 mil EPDM membrane roof. .2 Replace existing roof drains, vents, metal flashings as detailed. .1 New roof drains to be complete with 1.8 m of heat trace inside the roof drain piping. .3 New EPDM membrane to be installed over the existing insulation overlay. .1 Ensure the roof insulation and membrane drain towards drains. .4 Protect existing conduits, and replace where needed due to re-roofing. .5 Install four (4) new exterior lights along the roof, directing the light to the parking lot and green space areas within the site. .1 Lights to be Acuity Brands: TWR2 LED Wall Packs. Substitutions are permitted. .2 Refer to Section 01 43 23 for Alternate Pricing Form. .2 The south portion of the building was re-roofing about 5 years ago, and a mechanically fastened EPDM roofing was installed on the roof. Roof drains, vents, and mechanical equipment was replaced. .3 Contractor to leave the roof weatherproof at the end of each day. .4 Division of the Work among Subcontractors is solely the Contractor's responsibility. Neither the Owner nor Consultant assumes any responsibility to act as an arbiter to establish subcontract terms between sectors or disciplines of work.
