Renovation of a residential development in Lawrenceville, Georgia. Completed plans call for the renovation of a two-story above grade residential development.

Scope of Work: The City of Lawrenceville (City) wishes to renovate an existing and vacated two-story, ten-unit multifamily building into a transitional housing facility to be operated by Impact46, a local non-profit organization. The property of 0.55 acres is located at 179 Plainview Drive. The proposed renovation plan is to convert two of the existing units to offices to be utilized by Impact46 and the City, and the remaining units are to be renovated to meet all federal HUD requirements. The project is being funded through federal grants received by Gwinnett County and the City of Lawrenceville.)The City of Lawrenceville owns the property, but the contract for this work will be contracted and managed by Impact46, Inc. who is going to operate the Housing Center. Questions regarding bids should be directed to Parker Gordy at pgordy@croftae.com, no later than 3:00 P.M. on Friday, May 24th, 2024. Bids are legal and binding upon the bidder when submitted. All bids should be submitted in duplicate. No Bidder may withdraw his Bid within ninety (90) days after the actual date of the opening thereof. A five percent (5%) bid bond must be submitted with the bid. The successful contractor will be required to provide a one hundred percent (100%) payment and one hundred percent (100%) performance bond as well as an insurance certificate fulfilling requirements as stated in the bid documents. Surety and insurance companies must have an AM Best rating of A-5 or greater, be listed in the Federal Registry of Companies holding Certificate of Authority and acceptable sureties on Federal Bonds, be licensed by the Georgia Insurance Department and the Georgia Secretary of State to do business in the State of Georgia. All bonds must be submitted on forms provided in this Notice to Bid and agencies providing bonds and insurance should provide proof that they meet the criteria outlined in the bid and contract documents. Award will be made to the contractor submitting the lowest responsive and responsible bid. The City of Lawrenceville and Impact46, Inc. reserves the right to reject any or all bids to waive technicalities and to make an award deemed in its best interest. Bids may be split or awarded in entirety. Award notification will be sent to companies submitting a bid via email.
