The County of Orangeburg is requesting proposals for CM Services For New County Courthouse. Orangeburg County reserves the right to accept/reject any or all bids. Orangeburg County seeks a qualified, licensed Construction Manager to perform construction management services related to the design and construction of a new County Courthouse, associated grounds and parking surfaces in Orangeburg County (collectively, the "Courthouse Project"). These projects are collectively designated as Phase I Projects. The proposed County Courthouse is approximately 112,482 gross square feet. The potential footprint is 3 stories with 37,494 square feet on each floor. There is possible phasing of the design to allow for wings to be added or additional floors. The County may divide the project into multiple projects if deemed necessary or beneficial to the County. Due diligence has been completed for the project. NEW COUNTY COURTHOUSE The New County Courthouse, of approximately 112,482 square feet, contains multiple courtrooms to serve the needs of Orangeburg County. In addition, other areas are provided for the various Court functions and other ancillary support components, as determined. The potential footprint is 3 stories with 37,494 square feet on each floor. There is possible phasing of the design to allow for wings to be added or additional floors. A secure courthouse parking area for approximately 45 vehicles is also to be provided, both surface and possible garage. NEW COUNTY COURTHOUSE PARKING Adequate parking for the public and staff should be developed in proximity to the new County Courthouse. Preliminarily estimated to include 300 parking spaces to include Handicap, Delivery, Security, EVCS (Electric Vehicle Charging Stations) and General Clientele surface and possible garage. DESIGN SERVICES The County has contracted with SSOE Group to perform architectural services for the Courthouse Project using B132 (2019) Standard Form of Agreement Between Owner and Architect, Construction Manager as Adviser Edition, as amended.
