Renovation of an educational facility in San Diego, California. Completed plans call for the renovation of a 56,799-square-foot, one-story above grade educational facility.

General Description: Altman Clinical and Translational Institute (ACTRI) is located in the Health Science East area of campus, originally built in 2016 and consists of 4 levels above ground and 3 lower levels partially below ground. Project scope consists of expanding clinical services currently located on Level 1 of ACTRI into an existing Lower Level 2 shell space, L2E600 and L2E11. The proposed area will be designated as a non-licensed clinic (non-OSHPD). It is assumed existing structural, fire protection, mechanical, and electrical systems will have capacity and will not require any system upgrades. Scope will include associated modifications to fire protection, mechanical, and electrical systems to accommodate proposed layout. The University has bid and awarded a CM at Risk Contract to Align Builders, Inc. (hereafter "CM/Contractor"). CM/Contractor is responsible for bidding and awarding all subsequent subcontractor packages, including this package. The successful Subcontractor Bidder shall sign a Subcontract Agreement directly with CM/Contractor and shall be bound by all the terms of the contract between University and CM/Contractor. Refer to the attached "AGREEMENT (CMAR with GMP)" In the "Information Available to Bidders" folder, which contains the contract between University and CM/Contractor, attached to the subcontract bidding documents and incorporated by this reference. o Scope of BP01.01 Final Clean is: The cleaning of the areas of work once prior to punchlist and once prior to final completion. o Scope of BP02.02 Demolition is: Removal and disposal of all MEP, partitions, doors, and other finishes per contract documents. o Scope of BP06.02 Casework and Finish Carpentry is: Fabricate and install casework and countertops per contract documents. Fabricate and install wood veneer paneling on walls and ceilings. o Scope of BP08.01 DFH is: Provide and install all new door/frame/hardware assemblies throughout the space. Include all doors on door schedule. o Scope of BP08.03 Glass & Glazing is: Engineer, fabricate, and install new interior glass, including vision/side lites, and all required accessories and trims. o Scope of BP09.01 Acoustical Ceilings is: Provide and install new acoustical ceilings per RCP and finish plans. o Scope of BP09.03 Flooring & Tile is: Provide and install new floor coverings per the finish drawings. Include all tile on walls and floors as well. Include proper floor preparation, transitions, and trims. o Scope of BP09.08 Painting is: Painting of all surfaces shown to receive paint, both inside and outside. Include proper preparation for painting. Provide and install all wallcoverings per finish schedule. o Scope of BP10.01 Signage is: Fabricate and install new interior signage to match UCSD standards. o Scope for BP10.02 Specialties is: Provision and installation of all specialties, including toilet accessories. o Scope of BP12.02 Window Coverings is: Provide and install new exam room curtains and track where shown. o Scope of BP21.01 Fire Sprinkler is: Design and install modifications to existing Fire Sprinkler system, considering new interior walls. o Scope of BP22.23.01 Plumbing and HVAC is: Safe-off and cut/cap of existing. Provide and install new plumbing and HVAC utilities per plan, including any penetrations for your work. o Scope of BP26.27.28.01 Electrical, Fire Alarm, Low Voltage, & Security Systems is: Safe-off and cut/cap of existing. Provide and install all fixtures, equipment, wiring, raceways, etc. Design and install code compliant Fire Alarm modifications to existing JCI/Simplex system, to be submitted and approved as a deferred approval. Provide and install all tele/data cabling. Provide an add alternate to provide and install all access control devices and door controls (card readers/keypads, etc). PN - 5493 Bid Package 06.01 Insulation/Framing/Drywall The estimated construction cost of this bid package is $173,045.
