Housing Authority of Cook County (HACC) is seeking bids from qualified, licensed, and bonded entities to provide Maintenance & Small General Construction Services for HACC and its affiliates. HACC Intends to enter into multiple contracts with a pool of Contractors for these services. Contractors will submit bids to enter into a one (1) year agreement with HACC (the "Agreement") with an option by HACC to extend for four (4) subsequent one-year renewal agreement(s). The intent of this document is to provide interested contractors with sufficient information to enable them to prepare and submit a bid for consideration by HACC for services on an as-needed basis. Contractor shall protect all existing surfaces outside of the scope of work. Upon completion of vacancy maintenance and construction work, the Contractor shall provide a cleaning of all areas affected by construction, including but not limited to; sweeping, dusting, mopping, debris removal and cleaning. All affected areas shall be presented to the HACC Representative for their inspection. If the condition of the unit is found to be unacceptable and the Contractor is notified and fails to provide a timely correction, a third-party company shall be hired, and their work shall be billed to the contractor. Contractor agrees to name HACC as an additional insured on its general liability policy, which shall be primary to HACC's general liability policy, and any other insurance policy as determined by HACC that is relevant to the contract scope of work. These policies shall also be primary to and non-contributory to HACC's General Liability policy. Therefore, we do not anticipate that payment and performance bonds will be typically necessary. However, in the rare case that such bonds are necessary for a task order, the Agency will negotiate with the Contractor a fair and reasonable cost to reimburse the Contractor for such, which cost will NOT include any profit and overhead for providing such bond(s), if required by the Agency. Right to Reject, Waive, or Terminate the IFB. Reject any or all bids, to waive any informality in the IFB process, or to terminate the IFB process at any time, if deemed by the Agency to be in its best interests.
