Site work for a multi-residential development in Louisville, Kentucky. Conceptual plans call for site work for a multi-residential development.
The Louisville Metro Housing Authority (the LMHA or the Authority) is a public housing authority which presently manages approximately 2,800 units of conventional and scattered site housing in Louisville, Kentucky. LMHA is a HUD-designated Moving to Work (MTW) agency, and also operates a Section 8 Housing Choice Voucher Program. LMHA owns and maintains a variety of properties, both with existing buildings and vacant, throughout Jefferson County and occasionally desires to engage skilled real estate developers to partner with the LMHA on the development or redevelopment of these properties. The LMHA is seeking qualifications from for-profit and non-profit real estate development firms to engage in the design, planning, and development of various LMHA owned properties and/or properties controlled by the developer. The types of properties to be developed include vacant land, existing housing requiring redevelopment and commercial properties. The properties developed will be done in conjunction with the Authority's long-term strategic goals in mind, helping to fulfill our mission of providing high quality affordable housing throughout the Louisville Metro area. This Request for Qualifications (RFQ) and the subsequent developments that are created, are intended to create economically and socially diverse, healthy and vibrant, mixed-income communities and neighborhoods that include a wide range of land uses, building types, densities, amenities and supportive services. The LMHA may select one or multiple offerors to complete the work proposed, and each successful entity will prove through its submittal that it possesses the qualifications necessary to implement a comprehensive revitalization strategy for the redevelopment of one or more of the proposed development sites, or a property controlled by said entity. Each successful entity will demonstrate its success in developing modern, attractive, energyefficient, sustainable, and diverse affordable and workforce housing in large metropolitan areas. Question Deadline 05/30/2024 at 12:00 PM ET All inquiries must be received no later than The selected co-developer(s) will create a housing development plan in consultation with LMHA, prepare development and operating proformas; and secure funding commitments in support of the plan. For implementation services, a Master Development Agreement will be negotiated delineating the roles and responsibilities of the LMHA and the selected codevelopers. When implementation financing is secured, the selected co-developer(s) will be responsible for all predevelopment activities, financial closing, and construction management. It is the preference of LMHA that it retain the right to deliver property management services to the developments, pending the approval of any investor partners or other majority partners in the project.
