https://la.urbanize.city/post/ucla-buy-westwood-apartments-901-levering-avenue After building thousands of new student dormitories over the past five years, UCLA is now moving to scoop up more off-campus real estate in Westwood. Per a notice published yesterday by the University of California, UCLA is acquiring a 1940s apartment complex located just southwest of its campus at 901 Levering Avenue. The university's plans for the property are not detailed. According to Los Angeles city records, the property consists of 42 residential units in an approximately 24,000-square-foot building dating to 1947. The property last traded hands in 2004. UCLA has been on something a building spree on its campus in recent years, as evidenced by 901 Levering's next-door neighbor - UCLA's 10-story Levering Place housing complex, which includes 216 student beds. An even larger 17-story development with more than 1,100 beds stands on the former site of the University Extension across the street. Farther north, UCLA is also planning 545 beds for lower-income students at 565 Gayley Avenue. Outside of Westwood, UCLA has also acquired apartments buildings on Santa Monica Boulevard in West Los Angeles to convert them into student housing. _________________________________________________________________________________________________________________________________________________________________ The proposed Project involves the demolition of an existing University-owned six-level, approximately 57,075 gross square foot (gsf) apartment building on the approximately 20,831 square foot (sf) (0.48 gross acre) project site, and construction of an eight-story, approximately 112,000-gsf co-living style of housing with communal living and study spaces on each floor. Co-living housing is a hybrid of dorm-style housing with community bathrooms and shared spaces for students to cook, eat, study, and socialize. The proposed Project would provide 187 bedrooms and up to 545 beds in triple-occupancy rooms, of which at least 65 percent (358 beds) would be offered as affordable beds. When compared to the existing building, the proposed Project would result in a net increase of 445 beds (residents), and a net increase of approximately 54,925 gsf of development. Any person or entity not satisfied with the outcome of the prequalification must file a writ challenging the outcome within 10 calendar days from the date of the University's written notice regarding prequalification determination. Any assertion that the outcome of the prequalification process was improper will not be a ground for a bid protest. In addition, the University is committed to promoting and increasing participation of small business enterprises (SBEs) and disabled veteran business enterprises (DVBEs) relating to all goods and services covered under the awarded agreement, subject to any and all applicable obligations under state and federal law, and University policies. The awarded contractor shall make best efforts to provide qualified SBEs and DVBEs with the maximum opportunity to participate. The University reserves the right to reject any or all responses to Prequalification Questionnaires and to waive non-material irregularities in any response received. Estimated Construction Cost for this Bid Package is $13,516,000.
