Engineer's Estimate: $300,000.00 The objective of this solicitation is to obtain the services of a qualified contractor to complete the reconstruction and tenant improvements in a timely manner. Admin Area o West wall- drywall and insulation approximately 20 square feet o South wall- drywall and insulation approximately 156 square feet o East wall-repair rotten framing as necessary. Wall measures approximately 10 feet by 22 feet o East wall-drywall and insulation 2. Gym Area East Wall o Repair damaged wood window frames and trim. o Replace drywall and insulation approximately 120 square feet 3. Classroom #2 North Wall o Replace approximately 36 square feet of drywall and insulation 4. Classroom #1 North Wall o Replace approximately 84 square feet of drywall and insulation 5. Exterior Stucco Repairs o North Wall-remove and replace approximately 72 square feet of stucco in two areas o Mechanical room exterior-repair approximately 10 square feet of stucco where wall was removed o East Wall (exterior of Admin Area)-replace approximately 70 square feet of stucco o South wall (exterior of Admin Area)- replace approximately 45 square feet of stucco For all interior areas: (see plans for details and specifications) o Drywall installation quantities may be greater than indicated on plans o Install insulation as applicable, patch drywall, tape, mud, match texture and prime o Prep and paint o Repair or reconfigure suspended ceiling grid where indicated o Provide and install new suspended ceiling panels throughout o Reconfigure lighting and vents as indicated o Interior areas to be inspected and approved by City project manager prior to painting. o Supply and install roller shades as indicated o Install owner-supplied troffer retrofit light kits in existing t-bar fixtures throughout o Supply and install new surface mounted light fixtures as indicated o Verify location of existing fire sprinklers, relocate if necessary o Plumbing modifications and new fixtures as indicated Dance Room #108 o Repair popcorn ceiling and drywall Break Room/MPOE Room #107 o Prep and paint base and wall cabinets o Provide and install new solid surface countertop, sink and faucet. Connect plumbing lines. Classroom 1 Room #106 o Repair drywall in secondary ceiling above suspended ceiling and north wall o Remove door and door frame, fill in opening o Prep and paint base and wall cabinets o Provide and install new solid surface countertop, sink and faucet. Connect plumbing lines.\ o Provide and install new cabinet adjacent to sink area, approximately 48" wide x 24" deep X 90" tall o Fabricate closet in small alcove area o Provide and install accordion doors in large alcove area Office Space 1 Room #105 o Scrape mirror adhesive from wall(s), patch walls and match texture as needed o Repair drywall as necessary Janitorial storage rooms o Repair drywall o Provide and install wall mounted mop sink o Abandon gas line and dryer vent Restrooms #103 & #104 o Abandon toilet flange on floor as indicated on plans o Provide and install new plumbing fixtures, flush valves and faucets per attached plan, connect plumbing as necessary o Provide and install new partitions, grab bars and washroom accessories o Repair tile as needed. Match existing. Classroom 2 Room #102 & Gym Room #101 o Construct wall per attached plan o Repair drywall in secondary ceiling above suspended ceiling, storage closet, bathroom and walls throughout o Re-establish larger restroom in classroom, abandon plumbing in adjacent smaller restroom o Scrape mirror adhesive from walls o Relocate vents per plan o Flooring to remain in gym room. Protect in place Admin office area Rooms #113-117 o Repair wood framing ro o Construct new rooms, reconfigure electrical and vents per attached plan o Reconfigure ceiling grid as necessary o Remove door and frame, install new window in opening, fill remaining interior wall opening, patch stucco exterior wall as necessary o Repair drywall o Provide and install new sliding closet doors o Re-texture entire south wall o Install new white electrical devices and wall plates Restrooms #118 and #119 o Reconstruct restrooms including walls, and ceilings, install new plumbing fixtures and accessories per attached plan Locker Rooms #111 and #112 o Patch walls and fill holes as necessary prior to painting o Fill holes and replace broken tiles as needed o Install new grab bars and washroom accessories Mechanical Room #110 o Patch plywood and drywall o Prime and paint room Hallways and Lobby o Repair drywall, patch, prime, and paint all hallways and lobby area o Supply and install new drinking fountain per attached plan Building Exterior o Demo and dispose of shade bar patio cover at west end of building o Patch stucco, stucco cracks and caulk all seams on building exterior as necessary o Prep and paint building exterior o Exterior areas to be inspected and approved by city project manager prior to painting 1. provide new full height walls as shown. 2. electrical and mechanical alterations due to new walls shall be done by responsible electrical and mechanical contractors, and inspected by the city. new and removed / relocated power and data outlets have been noted on these plans for reference. no electrical and mechanical plans have been prepared due to the minimal scope of work. 3. all existing fluorescent light fixtures, interior and exterior, shall be replaced ''like for like" using new led fixtures and lutron controls. 4. ceiling modification work shall be provided where new walls are being placed. mechanical diffusers and returns shall be repositioned as necessary. fire sprinkler work to be modified as necessary under separate permit with la county fire. 5. modification to existing restrooms to provide all new fixtures, equipment, and provide accessibility upgrades. single user restroom 118 shall be made fully compliant. 6. new finishes as indicated, including patch and repair of drywall, with all new paint, both interior and exterior.
