Site work, paving and renovation of a mixed-use development in Bethesda, Maryland. Completed plans call for the renovation of a parking garage; for site work for a sidewalk / parking lot; for paving for a sidewalk / parking lot; water / sewer project; and parking garage.

*As of July 30, 2024, the bids are pending at the owner. Selectively removing deteriorated sections of concrete parking deck slabs and either replacing them with new full depth slabs or patch repairs. Damaged areas of concrete removal are located on seven levels of the 450,000 square foot precast parking garage. Level 1 is the lowest level and will receive the majority of the slab repairs. Level 1 has many full depth 6" slab-on-grade replacements due to delaminated concrete and underslab plumbing replacements. The elevated slabs of Level 2-7 have only patch repairs to their decks and soffits. The roof top level and the east end of Level 6 have a deteriorating waterproof membrane which will be removed and replaced. In addition to slab repairs, repairs will also be required to CIP columns and walls. Repair procedures will follow typical American Concrete Institute (ACI) and International Concrete Repair Institute (ICRI) guidelines for materials, extents and depths of concrete removal, methods of removal, surface preparation and reinforcing preparation and installation. The cast-iron plumbing drainage system in the garage has suffered from a lack of maintenance and requires full pipe and floor drain replacements. Drain lines will be removed back to the mains under the Level 1 slab-on-grade. All below grade drains will be flushed and video scoped to assess their condition and possible replacement. There are 3 stair towers which require concrete patch repairs and repairs to corroded steel guardrails and doors. Stair Nos. 1 and 2 require removal and replacement of their drain leader enclosed within a brick chase. The brick chase and leader will be removed in their entirety and reconstructed. The interiors of the 3 stairs will be cleaned out of all debris and prepped for interior painting of walls and undersides of stairs and landings. All caulking within the stairs will be replaced. Exterior vertical masonry joints and horizontal control joints in the masonry stair towers will have their caulk removed and replaced. Interior shear walls shall be painted. Parking striping, epoxy crack injections and joint sealant replacements will be required. Several damaged guard rails will require replacement. Parking decks on Levels 7 and 8 will receive a new traffic coating. Project will be completed in several phases; the parking garages will be opened during the repairs; this will require the contractor to install dust protection for each phase. The contractor shall coordinate with NIH DAT's and all other NIH stake holders all time to installed traffic control and relocate assigned parking spaces. 150 Parking spaces will be taking at each phase; this will be coordinated with the PO and Fire Marshall before moving to the next phase. $10-25 Million *The value for this project is based on a financial range.
