Project: 1.Provide general contracting services for multi-family housing consisting of mid and low-rise buildings and family properties. 2.Work will include capital needs projects, roofing, painting, sheetrock installation, unit turns, and various small projects throughout the portfolio. Pre-Construction Phase: 1.Conduct site visits and assessments to determine the scope of work for each project. 2. Collaborate with facilities management to establish timelines, budget constraints, and project priorities. 3. Obtain necessary permits and approvals for construction activities. Capital Needs Projects: 1.Execute capital improvement projects and upgrades, electrical system enhancements, plumbing repairs, and structural improvements. 2. Ensure compliance with building codes and regulations. 3. Coordinate subcontractors and manage project scheduling to minimize disruption to tenants. Roofing Services: 1. Conduct roof inspections and assessments to identify repair or replacement needs. 2. Provide roofing repair, replacement, and maintenance services. 3. Utilize quality materials and techniques to ensure long-term durability and weather resistance. Painting Services: 1. Address and repair any dry-rot damaged wood components at exterior as well as any rodent damaged exterior cladding (siding/stucco). 2. Prepare surfaces for painting by cleaning, sanding, and priming as necessary. 3. Apply high-quality paint products to interior and exterior surfaces. 4. Address any lead paint abatement requirements in compliance with regulations. Sheetrock Installation: 1. Install sheetrock or drywall in units as needed for repair or renovation projects. 2. Ensure proper insulation and soundproofing measures are implemented where applicable. 3. Finish sheetrock with tape, mud, and sanding for smooth, paint-ready surfaces. 4. Apply wall texture to match existing or owners choice. Unit Turns: 1. Perform unit turnovers including cleaning, repairs, and cosmetic upgrades between tenant occupancy. 2. Address any maintenance issues identified during turnover inspections. 3. Coordinate with facilities management to expedite turnover timelines and minimize vacancy periods. Small Projects Throughout the Portfolio: 1. Address miscellaneous repair and maintenance needs across the housing portfolio. 2. Examples flooring repairs, minor plumbing and electrical work, etc. 3. Prioritize projects based on urgency and impact on tenant comfort and safety. Quality Control and Assurance: 1. Implement rigorous quality control measures to ensure workmanship meets or exceeds industry standards. 2. Conduct post-construction inspections to address any deficiencies and ensure client satisfaction. 3. Provide warranty and maintenance support for completed projects as necessary. Safety and Compliance: 1. Adhere to all relevant safety regulations and industry best practices. 2. Provide necessary safety training for on-site personnel. 3. Maintain compliance with environmental regulations, including proper disposal of construction debris and hazardous materials. Communication and Reporting: 1. Maintain open communication channels with facilities management and stakeholders throughout the duration of each project. 2. Provide regular progress reports, budget updates, and timelines to ensure transparency and accountability. 3. Address any concerns or issues promptly and proactively. Documentation and Closeout: 1. Maintain comprehensive project documentation, including contracts, change orders, permits, and warranties. 2.
