Site work and new construction of a fire / police facility in Charlotte, North Carolina. Completed plans call for the construction of a 14,600-square-foot, two-story above grade fire / police facility; and for site work for a fire / police facility.
The City is seeking to award a contract to a design-build firm for a new two-story, approximately 14,600-square-foot facility located on Dixie River Road (Parcel Number 14128101 - Parcel 3). The facility will house the Charlotte Fire Department ("CFD") River District firefighters. The new firehouse will be all-electric and have a mass timber structural system and include 3 bays for fire trucks. It is anticipated the facility will achieve LEED Certification (minimum of Certified), as well as IFLI's Zero Carbon Certification. The building will also incorporate a geothermal system for HVAC, infrared bay heating as well as for domestic hot water. The building will also incorporate a geothermal system for HVAC, infrared bay heating as well as for domestic hot water. 2.2 Project Objectives The overall Project objective is to design and construct the most effective firehouse to date through the strategies below: Design and construct a firehouse that will achieve design and construction excellence through innovative practices and applications. Maintain a safe, injury free work site. Minimize any scheduling, budgeting, and operational impacts to the Owner through close coordination and timely communication with the Owner, subcontractors, consultants, vendors, and its customers. Have the facility designed and constructed taking into consideration the criteria in the LEED Building Standard, and following the City's Sustainable Facilities Policy approved by Charlotte City Council on April 22, 2024. Design the facility in a way that enables it to be integrated into and reflective of the culture of the community it is located within the River District. Design the Facility based on City of Charlotte and Charlotte Fire Department input through the stages of design regarding building specifications and operational requirements. Provide up-to-date documentation on any requested and agreed upon program requirements from City and CFD to minimize changes are made during construction Complete the project on time and within the City's budget and optimize lifecycle costs with initial capital costs. Provide a project that reliably meets or exceeds all regulatory and permittingrequirements. Provide a project that supports the City's energy & sustainability goals through innovative and practical technologies, processes, or practices that take into account the City's targets such as the Strategic Energy Action Plan (SEAP) which strives to have facilities that use zero-carbon sources and LEED certification principles for buildings The budget for design-build contract for the project is approximately $14,500,000. - The total budget for the project (soft costs, design-build contract and FF&E) is approximately $21,650,000.
