Renovation of a mixed-use development in Baltimore, Maryland. Completed plans call for the renovation of a medical facility.

1. Demolition of exterior veneer graphite and cleaning/reparation of the existing wall substrate as necessary to ensure building envelope weathertightness and integrity. All existing fenestration systems will remain in place. 2. Replacement of the main lobby revolving doors and the pedestrian doors adjacent to the revolving door. 3. Repainting of the existing louvers in-place. 4. Replacement of the exterior walls surrounding the pedestrian bridge that connects the Baltimore campus to the University of Maryland Medical Center. 5. Removal and replacement of paving (as necessary) immediately adjacent to the exterior walls at building base. 6. Reparation of penetrations through the gypsum sheathing, including graphite anchors. Joints between panels may also need to be infilled or bridged. 7. If deduct is selected, the existing mullion covers shall not be removed, shop painted, or reinstalled. 8. If deduct is selected, the exterior lighting will not be replaced. 9. If deduct is selected, one set of exterior stairs will not be demolished. 10. All existing equipment, fixtures, and architecture (i.e. windows, doors, etc.) that are not outlined in the scope of work shall be protected during demolition and construction as needed. The contractor shall furnish all labor, tools, materials, equipment, supplies, and supervision to perform work as described in the statement of work as required by the contract drawings and specifications of Project#512-23-901 Exterior Granite Repair at Baltimore VA Maryland Healthcare System in accordance with the solicitation documents. This contract will demolish for the exterior veneer graphite on grade to roof levels. The full scope of work can be found in the A/E 100% CD Drawings and Design Analysis. All work must follow VA and local guidelines as well as Specifications provided by the A/E from the 100% submissions. Contractor must follow all construction conditions outlined by the ICRA Infection Risk Control Assessment), PCRA (Pre-Construction Risk Assessment) , and NEPA (National Environmental Policy Act) recommendations. Contractor is responsible for submitting and obtaining all relevant permits and licenses required to complete the work herein. Work will include, but not to be limited to, architectural, interior finishes, mechanical (plumbing, fire protection and HVAC). electrical. structural, and other specialty consultants required pertinent to the project requirements within the constraints of the construction budget consistent with the VA's project team goals as prioritized during project meetings and field surveys. All finishes shall be coordinated with VA Interior Designer. CONSTRUCTION COMPLETION TIME: 365 calendar days after NTP. Solicitation will be a SDVOSB set-aside. The Government anticipates awarding a firm fixed price single contract as a result of this solicitation. The Government intends to select the best value offer based on a trade-off analysis per FAR 15.101-1, based upon the evaluation criteria in the Statement of Work. Contractor shall be responsible for correct wage titles and compliance with all applicable wage and hour laws. The solicitation and any amendments are available electronically on the SAM.gov website (www.sam.gov) . Vendors are cautioned that it is their responsibility to access the website for any amendments that may be issued under this solicitation. Pricing shall be submitted utilizing the price schedule in the solicitation. IAW VAAR 836.204 the magnitude for construction is between $10,000,000 and $20,000,000. Award is subject to the availability of funds. It is strongly recommended that vendors send a representative to attend pre-proposal site visit on Wednesday July 17, 2024, 10:00 A.M. at Baltimore VAMCHS in the main lobby of building. Contractors are reminded that they are responsible fo r obtaining required State and Local Licenses as well as the payment of local Business and Occupation (B&O) Taxes. Proposals are due no later than 3:00 PM EST Thursday, August 08, 2024. The Contractor shall begin performance within 10 calendar days and complete it within 365 calendar days *The value for this project is based on a financial range.
