Renovation of a multi-residential development in Chicago, Illinois. Completed plans call for the renovation of a three-story above grade multi-residential development.
The project's scope of work is for interior and exterior renovation of Kimball Apartments located at 4834 N Kimball Avenue. All existing 6 units are currently unoccupied. The Kimball apartments was built circa 1920 and is a three-story masonry structure with a full unfinished basement and low slope roof. It is approximately thirty-five (35') from grade to top of the parapet at the east facade. The main entrance is located at the east elevation of and accessed via a sidewalk from North Kimball Avenue. There are currently six residential units, two per floor, accessed off an interior stair from the primary entrance and an exposed wooden stair at the rear of the building. This work includes but is not limited to exterior improvements of all facades including the main entrance, and a new exposed wooden stair at the rear of the building. Interior alterations include new electrical HVAC systems, new electrical service and distribution and new plumbing systems and fixtures. New interior finishes, kitchen layout, casework, appliances, each unit is having its own laundry room and mechanical room. Roofing improvements per new MEP. BID SECURITY: Each individual bid must be accompanied by a Bid Bond in the amount of 5% of the total amount of the submitted bid or a certified check in the same amount, payable to the Chicago Housing Authority. If the bid and bid security have not been received by the CHA prior to the time of the bid opening, the bid will not be considered. Checks from unsuccessful Bidders will be returned as soon as practicable after the opening of bids. PERFORMANCE AND PAYMENT BOND: Upon award of the contract by the CHA, the Contractor shall provide and pay for an acceptable Performance Bond in the amount of 100% of the Lump Sum Base Total or separate acceptable Performance and Payment Bonds each in the amount of 50% or more of the Lump Sum Base Total. Questions may be submitted through online no later than 2:00 PM (Central) on Friday, June 21, 2024. Questions received with regards to this solicitation after the deadline shown above will likely be unanswered. The Authority reserves the right, at its sole discretion, to respond to questions received after the deadline.
