Description of Work: service contract for minor service and repair The Project consists of all aspects of residential remodeling, repairs and maintenance in both occupied and vacant residential/apt. units at: all) CHA family and elderly developments. The Contractor shall commence work under this Contract on the date above and shall bring the Work to Substantial Completion on June 30, 2027. A.The CHA is seeking a Contractor with experience in minor remodeling, repairs, and maintenance in occupied housing units, buildings, and grounds. The work assigned to the Contractor will include all aspects of residential maintenance such as: • removing and replacement of existing wood and VCT flooring (including sub-floor) • patching and painting sheetrock walls and ceilings, installing and finishing new sheetrock • interior and exterior door repairs, replacement of kitchen cabinets and countertops • exterior repairs to siding, windows, and doors • grounds maintenance such as landscaping and planting B. The Contractor will also be periodically assigned vacant apartments turnovers. This work will include taking a unit broom cleaned of all tenant furnishings and performing all necessary work to make the unit ready for rent in the least amount of time. Strict adherence to CHA standards for cleaning, necessary repairs, painting and refinishing floors must be met by the Contractor. The Contractor shall provide the services of licensed electrical and plumbing sub-contractors to complete the apartments as necessary. Prevailing wages must be paid for all work in the vacant unit except for cleaning. Cleaning is a service and therefore exempt from the CH. 149 prevailing wage regulations. Persons performing cleaning, must at a minimum, be paid the current MA minimum wage. C. The Contractor shall also be available to perform remodeling of select kitchens and bathrooms as required by the CHA.
