DeKalb County Board of Education announces that Construction Management at Risk are required for the project listed below. PROJECT AND NUMBER: Construction Management at Risk Services for Rock Chapel Elementary School HVAC System Replacement and Renovations Question Deadline 06/12/2024 at 2:00 PM ET dcsd-op-bidquestion@dekalbschoolsga.org 1.1 DeKalb County School District, Georgia is interested in entering into a contract with a
qualified firm to perform Construction Management at Risk Services as outlined in the
contract to be entered into, the form of said contract being attached hereto for HVAC
System Replacement and Renovations listed below in the Scope of Services. The CM
is responsible for the successful, timely, and economical completion of the construction
Project.
1.2 The Contract(s) shall be subject to the limitations and restrictions of Georgia
Code.
1.3 DCSD has determined that the stipulated fee for the Pre-Construction Phase
Services for this project will be a maximum fee of $100,000.00. This fee is all
inclusive and incorporates all services provided during the pre-construction
phase for this project.
The project is known as Rock Chapel ES HVAC System Replacement and Renovations. The anticipated
scope of this project is the replacement of major building systems and renovations at Rock Chapel ES
located at 1130 Rock Chapel Road, Lithonia, GA 30058.

o Door and hardware replacement
o Fire Alarm Upgrades
o Security Vestibule
o Electrical Service
o Plumbing Fixture Replacement
o Site Utilities
o Replace ceilings
o LED Lighting

o Kitchen HVAC
o Kitchen Hood Replacement
o Miscellaneous flooring replacement and painting
