Reference Number 0000353226 Downtown Pontiac Development Project RFP Question Deadline 06/20/2024 at 5:00 PM ET Questions are submitted online No Bidders will have the opportunity to submit a Proposal for any or all of the four (4) defined scopes. Bidder responses can be for one stand-alone project, such as the demolition of the Phoenix Center, or any combination of the below scopes, up to and including all four (4) scopes in totality, as defined herein. A. Demolition of the Phoenix Center: This option is solely for the removal of the existing parking structure. Bidders will need to demonstrate prior experience with demolition projects that are similar in nature. Proposals should include, but not be limited to the below areas: 1. demolition of parking structures that are constructed over underground utilities and waterways. 2. demolition of parking structures that have connecting infrastructure to existing buildings. 3. precautions taken to protect the surrounding building structures and their occupants. Bidders should provide a sample Demolition Plan checklist, including all Life Safety measures taken. B. Development of a new parking structure: The scope for this option is for the development of a new parking structure. The new structure has many vital components that need to be taken into consideration. The County is open to reviewing all Bidder concept ideas as this new parking structure will be part of a larger, transformational Vision to rejuvenate downtown Pontiac. Bidders should present concepts for this scope that take into consideration a multi-use development that fits the Countys Vision as addressed in Section 1, Overview of Bidder Opportunity. Proposals should highlight proposed multi-use opportunities for levels above the parking structure, as well as any ground level multi-use concepts with consideration for current zoning and any possible zoning variances.
