Wagner, AIA, NCARB at twagner@cplteam.com. All bids must include a Bid Guaranty, as described in the Instructions to Bidders. Prevailing wage rates apply. No bidder may withdraw its bid within 60 days after the opening; the Board reserves the right to waive irregularities, reject any or all bids, and conduct necessary investigations to determine bidder responsibility. PROBABLE CONSTRUCTION COST: $566,631.00 WORK 1. Only one contract will be issued by the Owner for constructing the Project, the General Contract, which will cover all scopes of work necessary to construct the Project. 2. The Contractor awarded the General Contract (General Contractor) will be responsible for the performance and coordination of any and all subcontractors and suppliers either directly or indirectly contracted with the General Contractor. 3. During the pre-bid meeting, Bidders may access to the Project site to conduct such examinations, investigations, explorations, tests, and studies as Bidder deems necessary for submission of a Bid. Bidder shall fill all holes and clean up and restore the Site to its former condition upon completion of such explorations, investigations, tests, and studies. Bidder shall comply with all applicable Laws and Regulations and Owners policies relative to excavation and utility locates. The Project and Work for the Project consists of renovation of a portion of the existing Royal View Elementary School into the new North Royalton Senior Center. The new Senior Center will consist of approximately 11,195 S.F., with two classrooms and the existing gymnasium to be used for classes and events. The existing office is to remain and be used by the Senior Center staff for offices, a clinic, and conference rooms. A new accessible restroom for men and women will be added in place of an existing restroom. The entrance canopy will be updated, and a new sign added to the existing stone wall. The front corner will be updated with fiber cement panels. All Work shall be in accordance with the Drawings and Specifications prepared by the Design Professional
