Renovation of a clubhouse / community center in Mamaroneck, New York. Completed plans call for the renovation of a 2,394-square-foot clubhouse / community center.

Reference Number 0000353917 The Town of Mamaroneck proposes to renovate the interior and exterior of the Town Senior Center located at 1288 Boston Post Road, Larchmont, NY 10538. Replacement of flooring, wall, door, lighting and ceiling finishes in the Center's Activity Room, Foyer, and Front Porch will be completed as part of the interior aspect of the project. The current heating and cooling units will be replaced with a new HVAC system. Exterior work will include the replacement of roof, siding, windows, railing, and exterior doors. The renovations are subject to all applicable codes adopted by New York State pertaining to building construction, HVAC, and mechanical work. Interior and exterior renovations of the Town of Mamaroneck Senior Center located at 1288 Boston Post Rd, Larchmont, NY 10538. Job Location 1288 Boston Post Rd Question Deadline 06/12/2024 at 4:00 PM ET Questions pertaining to this contract, including scheduling a site visit, shall be directed to Robert Wasp of Engineering at (914) 381-7835 or by email at RWasp@townofmamaroneckny.org General Requirements - Certified Payroll - Prevailing Wage Required Bonding Requirements - Bid Bond 5 % - Performance Bond 100 % - Maintenance Bond 5 % - Labor and Materials Bond 100 % -- Each bidder shall deposit a bid bond, certified check or cash in the amount of not less than 5% of the total bid amount as required for bid security. Bids are requested to be held for a period of up to 45 days after the opening of bids. Should the successful bidder fail to execute the form of contract and furnish the required performance bond, labor and material bond and insurance documents within ten (10) days after notice of award, the bid check, bond or cash will be forfeited to the Town of Mamaroneck as liquidated damages. Checks, bonds or cash of unsuccessful bidders will be held until the contract is approved or all bids rejected. *The Town of Mamaroneck reserves the right to reject any and all proposals, or to waive any informality in the proposal, as deemed advisable in the interest of the Town. A. Exterior: 1. Roof: a. Remove the existing asphalt shingle roof on the existing 2-story section of the building (westerly end of the building) with an Alternate Bid No. 1 of the existing gable roof above the boiler room located at the rear of the current Banquet Room. b. Remove and replace the existing membrane roof located on the front and rear of the 2-story section (above the enclosed porch and rear of the building respectively). The membrane roof above the banquet room is not included in this scope of work. c. Gutters and downspouts: Aluminum gutters and downspouts to be removed and replaced. d. Fascia and soffit materials: The existing fascia and soffit materials are to be removed and replaced as identified in the drawings and specifications. e. Roof top mounted equipment: At the rear of the building, above the Warming Kitchen there are three (3) curb-mounted mechanical units. These units are to be removed and all utilities to be disconnected to allow the existing roof to be removed and a new roof to be installed. The contractor is to store the existing mechanical equipment units and to re-install and re-connect all utilities. 2. Siding: a. The existing exterior siding located on the second floor is to be removed as indicated on the Architectural drawings. b. New fiber-cement lap siding is to be installed (to match the current exterior siding located on the one-story banquet room portion of the building). This work includes all vertical trim (Azek) at all corners and windows. 3. Windows: a. Select existing windows as identified on the Architectural drawings are to be removed and replaces with new construction window units as indicated and scheduled on the drawings and specifications. There will be select infill and patching of walls, trim boards, etc. as required. b. This work includes removing an existing window in the existing Basement and replacing it with a mechanical louver for the proposed mechanical system. 4. Exterior Doors: a. There are two (2) exterior doors to be removed and replaced as part of the scope of this project. Refer to the Architectural drawings. 5. Metal Railing at the Existing Front Porch: a. Remove the existing metal railing and replace it with a new railing system. b. Add pressure-treated wood posts wrapped in Azek to the front porch at the new railing system, refer to Architectural drawings. 6. Exterior Painting: a. Painting of select existing windows and trim that are to remain, as indicated on Interior: 7. Select Demolition: a. Removal of select portions of walls to facilitate new ductwork and pipe penetrations. 8. Walls and Ceiling: a. Remove the existing plaster ceiling inside both Activity Rooms and select portions of the existing plaster walls are to be removed as well to help facilitate the window removal and replacement scope of work. Replace with new Gypsum Wallboard and painted wood base, wall trim and crown moldings as indicated on the Architectural drawings. b. Furr out 3 walls of the existing Enclosed Porch and add insulation. 9. Flooring: Install new luxury vinyl plank flooring in the Enclosed Porch, Hallways 101 and 102, Activity Rooms 105 and 106. 10. Interior Doors: Provide select door removals and replacements as indicated on the Architectural drawings. 11. Movable or Folding Partition: Provide a new movable partition (non-motorized) to separate Activity Room 105 and 106. 12. Finish Carpentry: a. Provide and install new custom built-in cabinetry at front of Activity Room 105 to help conceal new return and supply ductwork. 13. Interior Painting: a. Painting of all new finishes. 14. Mechanical: a. Removal of select radiators as identified on the Mechanical drawings. b. Removal of the existing ceiling mounted air conditioning unit in the Office. c. Addition of new Air Handling equipment and ductwork as identified on the Mechanical drawings. d. Re-routing of select hydronic piping as identified on the Mechanical drawings. 15. Electrical: a. Select lighting fixtures to be removed and new fixtures to be installed as identified on the Electrical drawings. b. New life safety electrical devices to be installed as identified on the Electrical drawings. A SUMMARY OF THE SCOPE OF WORK IS AS FOLLOWS: . INTERIOR RENOVATIONS TO THE ENCLOSED PORCH, ACTIVITY ROOMS AND HALLWAYS . SELECT WINDOW REPLACEMENTS . SELECT ROOF REMOVAL & REPLACEMENT REFER TO FULL SET OF DRAWINGS FORENTIRE SCOPE OF WORK
