Site work and new construction of a multi-residential development in Sault Ste. Marie, Ontario. Completed plans call for the construction of a multi-residential development; for site work for a multi-residential development; and two-story above grade, 11-unit multi-residential development.
This RFP is being issued by Sault Ste. Marie Housing Corporation to solicit Proposals from progressive design build Proponents for the design and construction, on a fast track basis, of the Project (a new, two storey, 11 unit apartment building). The Project must be a panelized or modular build. The Owner intends to use the progressive design build method to complete the Project. If there is a Successful Proponent, the Owner will work with the Successful Proponent to prepare a design for the Project that respects the cultural nature of the site and complements the existing buildings and site and the aspirations of the Owner in development of the site, so as to complement the neighbourhood. The Successful Proponent must demonstrate previous experience in a design build or progressive design build contract that has resulted in a constructible and affordable preliminary design and the construction of such preliminary design. Due to the short timelines required to complete the Project, the Owner has already initiated preliminary work for the Project. Pursuant to the PDB Agreement, the Successful Proponent will be required to enter into a subcontract for the performance of Design Services with a consultant. The Successful Proponent will work in conjunction with the Owner and with the consultant design team (chosen and directly engaged by the Successful Proponent) to complete the design and construction of the Project. The Proponents are also provided with the following information regarding hazards at the site, specifically outlined in paragraph 9.4 of the Supplementary Conditions. It is anticipated that the Successful Proponent will complete the construction documents for the Project by August 15, 2024, begin construction of the Project in September, 2024 and achieve Substantial Performance of the Design Services and Work by no later than April 10, 2025.
