Renovation of a mixed-use development in Saint Paul, Minnesota. Completed plans call for the renovation of a clubhouse / community center; multi-residential development; and parking garage.

Community Room, Community Center and Garage Roof Replacements at Dunedin Hi-Rise Dunedin Roof Replacement: Community Center Roof The existing construction consists of a 60mil ballasted EPDM roof with ballast over 1/2 " wood fiber board, over 1.5" extruded polystyrene, over 1.5" extruded polystyrene, over 1.5" extruded polystyrene, over 1.0" extruded polystyrene, over 5/8" gypsum board. (Existing value of R-29) Penetrations include pipe penetrations, RTU's, ducts, sleeper curbs, dryer exhausts, vent stacks, wall details, parapets, and 2 roof drains with overflow scuppers. At the two overflow scuppers, reset the concrete splash blocks at grade to provide proper slope away from the building. Family Center/ South Entry/ Garage Roof The existing construction consists of a 4-ply built-up roof mopped over 1/2 " perlite insulation, mopped to 2 1-2" of isocyanurate insulation which was mechanically attached through 2- layers of 2" isocyanurate insulation to the steel deck. (Existing value of R-40) The Family center penetrations include perimeter barriers, wall details, parapet details, 2- obsolete stack penetrations, pipe box, roof drain, goose neck vents, and perimeter fall protection. Entrance roof penetration: Roof drain Garage roof penetrations: Two roof drains and two overflow scuppers. New Roof Systems Community Center- Tear off the existing EPDM membrane and ballast. Remove the top layer of 1/2 " perlite insulation. Leave the remaining existing insulation place. Mechanically attach a new layer of 1" isocyanate through all layers to the steel deck. Mop a new layer of 3/4 " perlite in hot asphalt followed by a new 4-ply asphalt built-up roof system. Raise the existing mechanical units and curbs to provide min. 8" flashing height. Properly support all conduit and piping. Include 2 squares of 1 1/2 " isocyanurate in base bid for replacement. Unit Price 1: Add/Deduct cost per square ft. of 1 1/2 " isocyanurate insulation. Family center/Entry/Garage- Tear off the 4-ply built-up roof membrane and top layer of 1/2 " perlite, mechanically attach the existing insulation, mop a new layer of 3/4 " perlite insulation and install a new 4- ply built-up roof with gravel surfacing. Raise the existing mechanical units and curbs to provide min. 8" flashing height. Include 2 squares of 2" isocyanurate insulation in the base bid for replacement. Unit Price 1: Add/Deduct cost per square ft. of 2" isocyanurate insulation
