Renovation of a municipal facility in Denver, Colorado. Completed plans call for the renovation of a 39,943-square-foot, one-story above grade municipal facility.

The work includes all labor, material, and equipment required to complete the work described in this proposal request and the accompanying bid documents. Scope of Work: The project entails the full roof replacement (approx. 32,000 sf) at 4495 Jason St. with a 60 mil TPO and a base layer of R-30 insulation, see attached Construction Documents. Pricing is required for each of the following roof systems. The City will select one (1) roof system for construction. o Base Bid: The roof will be treated as a single area (Deck 1) and a small amount of tapered insulation will be installed along the south wall. Tapered crickets will be set between roof drains. All remaining insulation will be flat. o Alternate #1: The roof will be split into two areas by a control joint running north/south at the middle of the roof. The deck to the east (new Deck 1 area) will receive tapered insulation, but the west area will just have flat insulation. The east area ponds the most so this approach addresses most of the ponding. o Alternate #2: Again, the roof is split down the middle. In this approach, tapered insulation is now installed on both roof areas (Decks 1 and 2). This approach does the most to minimize/eliminate ponding. Liquidated damages are to be set at $500/Day on this project. This project needs to be complete prior to 12/31/2024. All questions must be submitted in writing to the Project Manager by June 20, 3:00 pm, MST. City & county of denver project manager ,Paul sobiech, paul.Sobiech@denvergov.Org, 720-913-4528. Contractor shall include the cost for all required permit fees in their bid. Permits will be reimbursed at cost, with no markup allowed. NOTE on permit 2022-LOG-0013170: Do not include GBO fees in pricing. GBO compliance is fulfilled though the existing solar PV system and design parameters. Provide a project schedule with the NTP date of September 1, 2024. The project is expected to be substantially complete on December 1, 2024. Provide durations of all activities, lead times for material not readily available, breakout of project phasing (if required) and enough detail to illustrate the overall plan to successfully execute the project. The Contractor can assume Working Hours are: 7:00 am- 5:00 pm Monday through Friday. The Contractor agrees to achieve the schedule as outlined. If for some reason the Contractor cannot meet the schedule as outlined, the bid submission must include a notification of such. Minority and women business enterprise (MBWE) participation: Contractors shall comply with their respective on-call contract. Contracts for construction, reconstruction, and remodeling are subject to the City prevailing wage rate requirements established pursuant to Section 20-76, D.R.M.C. For questions related to prevailing wage rates, Contractor shall contact the Office of the Auditor. As its best interest may appear, the City and County of Denver reserves the right to reject any or all bids, and to waive informalities in bids.
