Demolition, site work, renovation and addition to an elderly care / assisted living facility in Petrolia, Ontario. Completed plans call for the addition of a 9,800-square-foot, one-story above grade, 12-bed elderly care / assisted living facility; for the renovation of a elderly care / assisted living facility; for the demolition of a elderly care / assisted living facility; and for site work for a elderly care / assisted living facility.
The Corporation of the County of Lambton is inviting Construction Managers to submit a proposal to provide Construction Management Services for a 12-bed "Small House" long-term home addition and associated renovations to be constructed in Petrolia, Ontario. The site is located at 3958 Petrolia Line Petrolia, Ontario. The addition will take place on grounds owned by the County of Lambton on Lambton Meadowview Villa's property to create one continuous 137-bed home. This Request for Proposal (RFP) document sets out the requirements for the Proponent's submission, evaluation criteria and selection process. The successful Construction Management firm will possess the requisite technical skills to deal with the matters to be addressed in the following tasks and will be required to work directly with County staff, the public and other agencies in a professional manner. The firm, in addition to technical qualifications, must exhibit skills such as timeliness, diplomacy, tact, strong communication ability and an understanding of the County. To be considered, a proponent's average annual construction value for the past 3 years must exceed $10M Canadian annually. The scope of work includes the construction of a 1-storey combustible building addition to the existing Lambton Meadowview Villa. Work includes the demolition of 2800 square feet of the existing building, the construction of a 9800 square foot addition and the renovation of 2400 sf of the existing building. A 350 sf addition to the existing basement is also required to contain mechanical equipment. A noncombustible fire wall is required to be constructed between the existing building and the new addition. Similar to the exsting building the building addition will feature pitched roofs with the inclusion of flat roofs where required to support rooftop mechanical units. Site work includes, grading, asphalt parking areas and landscape site improvements including landscaped resident courtyards. The Project must receive Approval to Construct from the MLTC by November 30th to be eligible for the additional funding. There is no flexibility with this date. It is anticipated that demolition could begin February 2025 with construction of the addition beginning March 2025. The target date for Substantial Performance of the Work is April 2026. A 1 year warranty period would continue through April 2027. Bonding and Insurance unit rates and projected cost shall be based on the estimated Construction Cost of approximately $9.2M and project duration indicated in your RFP submission.
