Demolition and site work for an educational facility in Baltimore, Maryland. Completed plans call for the demolition of a educational facility; and for site work for a educational facility.
The objective of this Request for Proposal ("RFP") is for Morgan State University (the "University" or "Morgan") to select a Construction Management at Risk ("CM") firm to provide professional Design-Build services and Construction Management Services including but not limited to: ( l) the management of design/engineering ("AE") services and (2) management services of demolition the demolition of the Lake Clifton High School ("the High School). Question Deadline 07/25/2024 at 12:00 PM ET All questions regarding this solicitation shall be directed to the Issuing Office. The Issuing Office is: Department of Procurement and Property Control Washington Service Center, Room 107 Morgan State University HOEN Lithograph Building 2101 E. Biddle Street, Suite 1202 Baltimore, Maryland 21213 Work Includes but is Not Limited to: The following structures will remain: The Valve House, the Cell Tower, the Farm, the parking lots, the weather station and the tennis courts. Depending on the timing the football field (if still in use by the adjacent High School the field should remain), its stands should be demolished regardless. The weather station is anticipated to vacate the site by the end of 2025 or early 2026. Large solid surfaces area should remain for parking and lighting (if operable) should remain for use or be replaced. Some Work may occur simultaneously with the design i.e. securing the site with site fencing, power is needed early for the weather station and the farm, art work documentation, hazardous materials removal, etc. but nothing that impacts the site until the MDE permit is received. The Valve House stabilization work is not included in this scope of work except for adding power for lights and cameras for security reasons as a part of the site lighting and cameras. Clearing of some of the vegetation from around the building is included (location and quantity to be determined during the design). The Radio/Cell Tower and its utility paths, are accessed by others are to remain and protected from demolition activities. Access by others shall be (24/7). The Cell Tower and its utilities are in an easement with the City of Baltimore. Impacting the easement will require separate approval from the City. Determine how the Cell Tower draws power, and how it is fed and metered. Ensure the Tower's utilities are protected, as the Cell Tower cannot become off-line without consequences. The Farm and its utility paths and access by others are to remain and protected from demolition activities. The farm utilizes water and electric from the site. Work may be necessary to separate the Farm utilities from the school's/site. Their utilities are to be sub meters. It may also be necessary to relocate the Farm's utilities so they are out of the way of the building. The Football Stadium shall remain in operation for the Reach High School's use until the end of the calendar year 2025 (this date may be extended). The changing trailers ("Trailers") are located near the football field. Access to the field, changing trailers and parking is from St. Lo Drive along the west access road. Parking shall remain for the teams and visitors for the school's use until the lease expires. The football structures are to be demolished at the end of the 2025 school year (if the lease is not extended lease). Note: At this juncture, the Farm's power may/will need to be rerouted. The City is to remove the trailers at the end of their use.
