HVAC services shall include, but are not limited to, the following: coil cleaning, flushing condensate pans, fan cleaning, inspecting capacitors, checking amp draws, lubricating motors, checking refrigerant levels, visual check of ductwork and plenums, checking condensation drainage, changing filter media, checking operations in cooling and heating modes, checking connections, checking backup heat (HP), diagnostic testing of units, replacing capacitors, replacing compressors, replacing fan motors, installing hard start kits, adding refrigerant, repairing ductwork and insulation, replacing control boards, repairing connections, replacing, repairing, and properly programming VFD's, and any and all other related services deemed relevant and necessary by MDOT SHA. In addition, the Contractor must be familiar with the Metasys controls system (Johnson Controls) and be able to assist with troubleshooting when requested by MDOT SHA. If additional coil cleaning beyond the schedule detailed in Attachment VI is requested the charge for this service should be hourly and the chemical will be provided by MDOT SHA. MDOT SHA reserves the right to limit the number of persons performing the work as required. MDOT SHA may, at its discretion, limit any personnel from performing service, require temporary or permanent removal of the employee from work being performed, or require additional training of personnel at no cost to MDOT SHA.
