It is expected that the construction management firm will work closely with the university/college and the architect. The Owners representative(s) and the design professional will assist the construction manager in identifying and selecting the appropriate qualified sub-contractors for this project. Construction Management Services - Two Phases CM services will be divided into two phases: preconstruction services, and bidding and construction services. The construction manager will be required to submit a proposal for the preconstruction services and the bidding and construction phase of the project. The construction management (CM) services required include, but are not limited to, the following: Phase I Pre-Construction Services Review schematic design documents (SDs), design development documents (DDs), and construction documents (CDs) for completeness, constructability, construction options and estimating purposes. Assist with the packaging of alternates and allowances, and phasing options for bidding purposes. Attend design meetings. Prepare construction project estimates and options for presentations to Owners project manager and design team. One complete CSI-formatted estimate will be required at the completion of schematic design; and one at the completion of DDs. The CM will also provide a running tabulated estimate based upon added and deleted scope of work through DDs as a means of evaluating program or design changes and their impact on the overall project budget. Assume responsibility for cost estimating. Propose and evaluate alternative systems if appropriate and provide cost saving measures if necessary. Provide selective demolition and investigative services as determined by the Owner, design professional and CM to assist in determining constructability issues or revealing unforeseen conditions as associated with the drawings.
