The existing storefront entry door and steel frame are original to the building, have incurred damage over the years and are at end of life and require renewal. Water is seeping into the interior entry foyer due to the frame damage. The contractor shall provide all labor, material, equipment, transportation, and supervision necessary to: Remove and replace the entire door assembly of the Olympia Substation Control House, matching the existing appearance and meeting security requirements. BPA - Olympia Substation & Maintenance HQ in Tumwater, Washington Grid Coordinates: 47.0009814, -122.9545972 SCOPE OF WORK Project Overview: The objective of this project is to remove and replace the entire door assembly of the Olympia Substation Control House, matching the existing appearance as well as meeting security requirements. A. Remove and replace the entire door assembly, including the metal frame, door, glass, latches, latch cover, key core, panic bar, closer, and hinges, in a manner that matches the existing appearance. Removal Remove and salvage for possible reuse by BPA any existing doorknobs, handles, lock cores, strike plates, kick plate, hinges, motion detectors, etc. Turn these over to JLL. Remove all security / entry control devices and hardware (card readers, keypads, mounting plates, BMS switches, etc.) to be reused and reinstalled following installation. Turn these over to JLL/COR/Convergent. Remove and properly dispose of the entire existing storefront assembly (door, windows, and frame). Installation At a minimum, treated with an anti-corrosion coating. Painted frame and door are allowable. Fastened directly to the surrounding concrete threshold without an exterior means of accessing the fasteners. Door installed to swing to the exterior of the building, maintaining the same swing orientation as the existing assembly. The contractor will ensure there is a weather tight seal between the entry way concrete as well as the wall connecting the assembly. Contractor to provide mullion specifications submittal. Mil spec on all the thicknesses. Door Hardware, Access Controls and Devices Door hinges: Mounted on the inside of the door. Heavy duty door closer: Door closure shall be suitable for high wind conditions, have a dead stop, and have a properly adjusted back check. Crash/panic bar: Interior installation. Must not include a mechanism that allows the door to be placed in an unlatched position (dogging feature). Door lock core: Keyed for the Energized Facilities Key. Latch guard: Have latch protection (latch guards or astragals) installed at door; or, may have approved, integrated latch protection. Seals and base plate: Door seals shall be watertight and sized properly to allow the door latch to properly sit in the door catch Interior / Exterior kick plate installed
