Renovation of a municipal facility in Freehold, New Jersey. Conceptual plans call for the renovation of a municipal facility.
Professional Architectural Services for the Design of Low Slope Roof Replacement and Associated Repairs for the East Wing of the Monmouth County Courthouse in the Borough of Freehold. The intent of this project is to retain a design professional to conduct a thorough building envelope forensic investigation to determine each source of water infiltration at the Monmouth County Courthouse located at 71 Monument Street, Freehold, NJ and to develop schematic design through final construction documents for the replacement of approximately 22,000 square feet of low slope roofing for the East Wing making the repairs for each leak source identified during the forensic investigation. The existing low slope roofs have exceeded their useful life expectancy and need replacement. Project Description: An RFP will be issued to selected qualified candidates for the services of an architectural firm to prepare schematic drawings through final construction documents for the installation of low slope roof replacements and associated repairs at the East Wing of the Monmouth County Courthouse. The Consultant shall also provide Construction Administration Services, Post-Construction Administration Services, and preparation and submission of any applicable permits. The Consultant shall provide the County of Monmouth with professional services necessary to perform a comprehensive building envelope integrity investigation of the South, East, and West Wings of the Courthouse's building envelope and document current leak locations. Upon completion of the analysis to determine the cause(s) for these leaks, the Consultant shall provide an investigation report prior to completing the design for the replacement of the existing low slope roofing system and to make all related repairs. It is anticipated that at the conclusion of this project the buildings will be watertight. The Consultant shall prepare construction documents (plans and specifications) with enough detail for the purpose of bidding, obtaining building permits, and implementation of the improvements. The Consultant shall also provide construction administration services during the bid, construction, and post construction phases and shall be prepared to do regular inspections throughout the duration of the project. Interested Consultants and their subconsultant(s) should demonstrate extensive experience with integrity and leak detection investigations of the entire building envelope as well as the design of repairs to the building envelope and the replacement low slope roofing systems. The Consultants shall indicate in their proposal the number of similar type projects that they have designed and shall identify their specific role in those projects.
