Renovation of a residential development in Baltimore, Maryland. Completed plans call for the renovation of a residential development.
The Contractor shall supply all labor, material, supervision, equipment, insurance, permits including U&O (Unit of Occupancy Permit) and all other incidentals required to complete the work items listed below as requested by HABC, in accordance with all applicable federal, state, and local regulations 2030 E Fayette Street (3 Bedroom Unit) General: 1. Remove and properly dispose of all Trash, Furniture and Miscellaneous Items in /on the Unit & Yard. 2. Cut & maintain overgrown vegetation (Vines, grass, branches touching the unit & vegetation between fences). 3. Supply and install new windows with screens to the entire unit. If CHAPS area follow all permits, rules, and regulations. 4. Supply and install new window blinds at every window. 5. Point up around steps & building base. 6. Secure, scrape, and paint exterior handrails, clothes poles & window grates in Black Rustoleum. 7. Repair and paint rear chain link fence and gate. 8. Repair and clean gutters. 9. Supply and replace mailbox. 10. Parge and seal basement walls to prevent moisture infiltration. 11. Seal or repair any exterior / interior openings to prevent rodents from entering. (around basement walls/joist...) 12. Supply and install new interior closet poles (stain & poly) do not paint. 13. Supply and install new interior handrails (stain & poly) do not paint. 14. Clean kitchen cabinets and countertops, including new kitchen sink, faucet, supply lines, shut off valves and escutcheon covers. Clean and repair cabinets. Cabinets and countertops supplied by HABC. 15. Supply and install new Black range hood. 16. Supply and install new Black heat shield backsplash. 17. Final Cleaning of Entire Unit and Exterior to Make Ready for Occupancy. Bathrooms: 1. Supply and Install One (1) Fiberglass Vanity Bowl & Cabinet. 2. Supply and install One (1) new 16" elongated toilet w/ new elongated seat, including new supply line, shut off valve and escutcheon cover. 3. Supply and install One (1) new steel bathtub with new fixtures, including secured showerhead & spout. 4. Supply and install ceramic tiles and thresholds on the bathroom floors, and shower wall with backer board and/or Durock underlayment. The Shower wall must be tiled all the way to the ceiling. Tiles must be 12x12 or bigger & wall tiles must be different from floor tiles. 5. Superintendents must approve all tiles and 5% must be left over for future repairs. 6. Supply and install One (1) New Medicine Cabinet w/ mirror. 7. Supply and install all new Bath accessories in the bathroom, Non-UFAS. 8. Supply and install One (1) Bathroom Vanity Faucet including shut off valves, supply lines and escutcheon 1905 E 31 st Street Unit B (3 Bedroom Unit) General: 1. Remove and properly dispose of all Trash, Furniture and Miscellaneous Items in /on the Unit & Yard (Alarm system, wires...) 2. Cut and maintain grass and overgrown vegetation. 3. Supply and install new windows with screens on the 2 nd and 3 rd floors. If CHAPS area follow all permits, rules, and regulations 4. Secure, Scrape and Paint fire escape, steel porch and rails. 5. Supply and install new window blinds at every window. 6. Repair front Exterior brick, stone & missing mortar. 7. Point up around steps, building base & repair chipped front step. 8. Seal or repair any exterior / interior openings to prevent rodents from entering. 9. Supply and install new interior handrails (stain & poly) do not paint. 10. Supply and install new interior wood closet poles (stain & poly) do not paint. 11. Supply and install new kitchen cabinets and countertops, including new kitchen sink, faucet, supply lines, shut off valves and escutcheon covers. Cabinets and countertops supplied by HABC. 12. Supply and install rodent guard behind new kitchen base cabinets. 13. Supply and Install new Black range hood and Filter. 14. Supply and install new Black heat shield backsplash. 15. Final Cleaning of Entire Unit and Exterior to Make Ready for Occupancy. Bathrooms: 1. Supply and Install Two (2) Bathroom Exhaust Fan. 2. Supply and Install Two (2) Fiberglass Vanity Bowl & Cabinet. 3. Supply and install Two (2) new 16-inch elongated toilets and seats including new supply line, shut off valve and escutcheon cover. 4. Supply and install One (1) new steel bathtub with fixtures. 5. Supply and install ceramic tiles and thresholds on the bathroom floors, and shower wall with backer board and/or Durock underlayment. The Shower wall must be tiled all the way to the ceiling. Tiles must be 12x12 or bigger & wall tiles must be different from floor tiles. 6. Superintendents must approve all tiles and 5% must be left over for future repairs. 7. Supply and install Two (2) Medicine Cabinet w/ mirror. 8. Supply and install all new accessories in the bathroom, Non-UFAS. 9. Supply and install Two (2) Bathroom Vanity Faucet including shut off valves, supply lines and escutcheon covers. Mechanical / Plumbing: 1. Supply and Install Washer box & access panel with shut off ball valves. 2. Supply and Install Drain, Waste & Vents (Bathroom). 3. Check and Inspect Gas Distribution (Stove, Water Heater, Furnace) for service and repair any leaks. 4. Inspect Water Distribution (Bathroom, Water Heater, Kitchen) for leaks, repair leaks throughout whole house water restored and inspected. 5. Inspect whole house and Repair (if necessary) Drains, Water Distribution & Vent. Areas which include / but not limited to Bathroom, Kitchen, Laundry, Sump & Condensation Pumps. Snake mainline & any other drains if necessary. 6. Service HVAC system w/ AC, including cleaning off unit and a new filter. 7. Replace all vents/registers in unit. Electrical: 1. Supply and install 72 Switches / Receptacles 2. Supply and install (21) new LED lights fixtures and () new Combo CO/Smoke Detectors. 3. Smoke detectors Must be Hardwired on a dedicated line. 4. Make sure GFCI's are installed near water sources in bathroom, kitchen, sump pump, water heater, washer & exterior outlet boxes. 5. Repair hardwired doorbell system. 6. Combo CO/Smoke Detectors must be installed in the basement, bedroom, and hallway outside bedroom. 7. Check and repair (If necessary) Electric Service Panel for Gaps, Missing/Bad Breakers, Blanks & Doors. Clean & Paint Panel Cover Grey, (If Peeling/Damaged). Doors & Windows: 1. Supply and install All New interior solid core Two (2) panel doors with arch to the top and hardware, including locksets, (Solid Core). Must be immediately order (long lead time) 2. Supply and install New Metal Exterior door at Main Building entrance and repair frame & archway. 3. Supply and install New Metal Exterior door to 2ndfloor rear door (Remove screen door & repair frame). 4. Exterior Doors must be weatherproof with no penetration of daylight around doors, doors must include peep holes and no mail-slots. (Deadbolts) supplied by HABC / Do not replace. 5. Repair, caulk, and paint all door frames. 6. All doors are to be painted, latch properly, receive new knobs & hardware. 7. Supply and install new windows with screens to the 2nd &3rd floors of the building. If CHAPS area, follow all permits, rules, and regulations. 8. Caulk and paint exterior window frames. 9. Supply and install new window blinds at each window. 10. Clean Windows & Sills, Line with paper towels. Painting/Drywall Repair: 1. Supply all materials to Paint the Entire Units to Include: o Walls and ceilings shall be painted with two finish coats eggshell latex. o Kitchen and bathroom walls & ceilings shall receive a semi-gloss final finish coat. o All doors, wood windows, wood trim, baseboard & round molding shall receive a White semigloss final finish coat. o Repair, scrape, and paint the fire escape, exterior handrails, ac cages and clothes poles in black rustoleum. o Repair, scrape, and paint the entire Cornice. o Painting and drywall repair to include common areas: Foyer. 5214 Craig Ave (3 Bedroom Unit) General: 1. Remove and properly dispose of all Trash, Furniture and Miscellaneous Items in /on the Unit. 2. Cut and maintain grass, vines, and overgrown vegetation. 3. Supply and install new window blinds at every window. 4. Supply and install all New Windows with Screens. If "CHAPS" area, follow all historical Permits, approval process and requirements. 5. Secure & Paint exterior rails & AC cage. 6. Repair, scrape & paint cornice, rear flashing & porch roof wood and sides. 7. Repair front, back fence and gates. 8. Repair / Fill in damaged/missing brick mortar. 9. Clean and repair gutters / downspouts. 10. Supply and install new mailbox on the front wall. 11. Point up exterior steps, building base and sidewalk cracks. 12. Parge and seal basement walls to prevent moisture infiltration. 13. Caulk or repair any exterior / interior opening to prevent rodents from entering. 14. Supply and install new interior wood handrails (stain & poly) do not paint. 15. Supply and install new interior wood closet poles (stain & poly) do not paint. 16. Supply and install all new kitchen cabinets and countertops, including new kitchen sink, faucet, supply lines, shut off valves and escutcheon covers. Cabinets and countertops supplied by HABC. 17. Supply and install new Black range hood and Filter. 18. Supply and install new Black heat shield backsplash. 19. Final Cleaning of Entire Unit and Exterior to Make Ready for occupancy before final inspection. Bathrooms: 1. Supply and Install One (1) Exhaust Fan bathroom. 2. Supply and Install One (1) Fiberglass Vanity Bowl & Cabinet. 3. Supply and install One (1) new 16-inch elongated toilets and seats including new supply line, shut off valve and escutcheon cover. 4. Supply and install One (1) new steel bathtub with fixtures. 5. Supply and install ceramic tiles and thresholds on the bathroom, kitchen floors, and shower wall with 1/2 " cement backer board and/or Durock underlayment. Shower wall must be tiled all the way to the ceiling, (with no soap dish). Tiles must be 12"x12" or bigger & wall tiles must be different from floor tiles. 6. Superintendents must approve all tiles and 5% must be left over for future repairs. 7. Supply and install One (1) Medicine Cabinet w/ Mirror. 8. Supply and install all Bath accessories, Non-UFAS. (Towel holder/s, Toilet Paper holder, Soap & Toothbrush...) 9. Supply and Install One (1) Each Bathroom Vanity Faucet including shut off valves, supply lines and escutcheon covers. Mechanical / Plumbing: 1. Supply and install a new Sump pump and pit cover w/ accessories. 2. Supply and install Drain, Waste & Vents (Bathroom). 3. Check and Inspect Gas Distribution (Stove, Water Heater, Furnace) for service and repair any leaks. 4. Inspect Water Distribution (Bathroom, Water Heater, Kitchen) for leaks, repair leaks throughout whole house water restored and inspected. 5. Properly secure gas line behind stove. 6. Remove Hose Bibs and make repairs from removal. 7. Inspect whole house and Repair (if necessary) Drains, Water Distribution & Vent. Areas which include / but not limited to Bathroom, Kitchen, Laundry, Sump & Condensation Pumps. Snake mainline & any other drains if necessary. 8. Service HVAC system w/ AC, Including cleaning off unit and a new filter. 9. Replace all vents/registers. Electrical: 1. Supply and install (43) all new Switches / Receptacles. 2. Rewire and relocate the light switch to left hand side of the rear bedroom at top of the steps (from behind the door). 3. Replace exterior GFCI's & box(es). 4. Supply and install all new (13) Light Fixtures & (6) Combo CO/Smoke Detectors 5. Make sure GFCI's are installed near water sources in bathroom, kitchen, sump pump, water heater, washer & exterior outlet boxes. 6. Repair Hardwired doorbell system. 7. Combo CO/Smoke Detectors must be hardwired on a dedicated line, installed in the basement, bedrooms, and hallways outside bedroom. 8. Check and repair (If necessary) Electric Service Panel for Gaps, Missing/Bad Breakers, Blanks & Doors. Clean & Paint Panel Cover (Grey), (If Peeling/Damaged). Doors & Windows: 1. Supply and install All New interior Two (2) panel doors with arch to the top and hardware, including locksets, (Solid Core). Must be immediately ordered (long lead time) 2. All doors are to be painted, latch properly, receive new knobs & hardware. 7. Supply and install new window blinds at each window. 8. Clean Windows, Channels & Sills, Line with paper towels before final inspection. Painting/Drywall Repair: 1. Supply all materials to Paint the Entire Units to Include: o Walls and ceilings shall be painted with two (2) finish coats eggshell latex. o Kitchen and bathroom walls & ceilings shall receive a semi-gloss final finish coat. o All doors, wood windows, wood trim, baseboard & round molding shall receive a White semigloss final finish coat. o Paint Basement Floor and Steps (Battleship Grey). o Caulk & Paint Exterior door frames & archway. o The Contractor shall be responsible for all drywall repairs, point-up and resulting painting required, ensuring a high-quality finish that is acceptable to HABC Housing Management. o Paint shall be Sherwin Williams "Pro-Mar 200" in HABC Antique White color (or brand of equal color, finish, durability, etc.). o The Contractor shall follow United States Environmental Protection Agency (EPA) Lead-Based Paint Renovation, Repair and Painting (RRP) Program Rules. Flooring/Carpentry: 1. Supply and install "LIFE PROOF Rigid Core Luxury Vinyl Flooring" throughout the unit, except the kitchen and bathroom. (Pelican Grey). 2. All floors must be sound & level before applying flooring. 3. Supply and install 5 1/4 " solid wood baseboard and 3/4 round shoe molding throughout unit. 4. Supply and install ceramic tiles and marble thresholds in Kitchen floor, Bathroom floor, and shower wall with backer board and/or Durock underlayment. Tiles must be 12"x12" or Larger with the wall tiles different from the floor. 5. Superintendents must approve all tiles and 5% must be left over for future repairs. 6. Supply and install new vinyl step treads and risers. 7. Repair subfloor throughout entire unit as needed. 8. Clean & apply an even coat of floor wax/sealer to floors before final inspection. 9. Repair joists to level & secure floors.
