Project consists of the remodel of an existing non-structure interior national chain restaurant converted to a full-service front counter. Work includes equipment upgrades. The following scope clarifications are intended to emphasize, amplify, and clarify work included in this bid package. These clarifications do not in any way supersede the contract documents nor do they list every item of work included or required by the contract documents for this bid package. General Scope of Work: Includes, but is not limited to, providing all supervision, labor, materials, tools, supplies, insurances, bonds, hoisting, scaffolding, safety controls, etc. to provide a complete work package of the above-mentioned Summary of Bid. The following is a list of items to be included in your proposal. Please refer to the contract documents for further requirements. This list, in no way, relieves the bidder of responsibility or the liability of items not listed that are "typical" to the scopes of work covered in this bid package. Bidder is to assume that the following is provided and installed by the bidder including all labor, equipment, and materials. 1. Furnish and install all materials and perform all work required to complete the metal wall framing, fasteners, ceilings, sheetrock, demo and accessories for complete installation. 2. Perform all demolition tasks as described on sheets D-201 and D-202. This excludes concrete removal. A "make safe" will be done by all trade contractors prior to demolition. 3. Furnish and install all work required to complete the gypsum board systems of this project to include all metal framing, gypsum board, fasteners, and gypsum board accessories. 4. Furnish and install the tape, bed and finishing of all gypsum board. This shall include fire taping and Fire Caulking as required. 5. Furnish and install all acoustical ceiling tiles and grid per the contract documents for a complete installation. MEP trade coordination will be required. 6. Install all hollow metal door frames and window frames. 7. Provide an initial cleaning once scope is complete. 8. Furnish and install all wall and ceiling control/expansion joint as required by the contract documents and per industry standards. 9. Furnish and install any access panels per the contract documents. 10. Furnish and install all wall and door protection. 11. Furnish and install all light gauge/wood blocking as required for the installation of all wall hung items 12. Furnish and install all plastic paneling (FRP) and accessories needed for a complete installation per the contract documents. 13. Framing of openings for door frames, windows, plumbing items, ductwork runs as required. 14. Furnish ceiling tiles with sprinkler head cut outs to be covered by escutcheons. 15. Place all debris created from this scope of work in dumpsters at the end of each workday. 16. Furnish attic stock for owner per the contract documents for this scope of work. 17. This contractor is to include the cost to provide the construction manager with up to 80hrs worth of labor to be used at the discretion of the construction manager. This labor is to be used for work associated with the scope of this bid package. Summary of Bid Package 9B: Flooring In the event of a conflict or ambiguity between the following clarifications, as related to the scopes of work, and contract documents; the contract documents shall take precedence. The following scope clarifications are intended to emphasize, amplify, and clarify work included in this bid package. These clarifications do not in any way supersede the contract documents nor do they list every item of work included or required by the contract documents for this bid package. General Scope of Work: Includes, but is not limited to, providing all supervision, labor, materials, tools, supplies, insurances, bonds, hoisting, scaffolding, safety controls, etc. to provide a complete work package of the above-mentioned Summary of Bid. The following is a list of items to be included in your proposal. Please refer to the contract documents for further requirements. This list, in no way, relieves the bidder of responsibility or the liability of items not listed that are "typical" to the scopes of work covered in this bid package. Bidder is to assume that the following is provided and installed by the bidder including all labor, equipment, and materials. 1. Furnish and install all tiling, ceramic tile, quarry tile, and waterproofing membranes on floors and walls. All transitions, wall base, accessories, and all other accessories necessary for a complete flooring installation per the contract documents 2. Include all minor prep for a clean smooth finish of floor and wall surface 3. Examine all sub surfaces prior to beginning of installation and report any conditions detrimental to the work to be performed in this bid package 4. Include freight to job site and unloading of materials to job site or designated area 5. This contractor shall coordinate delivery and install dates with construction manager 6. Contractor is to provide any underlayment and/or isolation membranes that maybe required for installation of flooring materials per contract documents 7. Provide an initial cleaning once flooring is completely installed 8. Furnish and Install control joints, expansion joints, and metal reveals as required for this scope of work 9. Furnish and install transitions as may be required for a complete scope of work 10. Place all debris created from this scope of work in dumpsters at the end of each workday 11. Field Verify Dimensions as needed for an even floor layout 12. Furnish and install any sealers for grout 13. Provide grout colors for approval 14. Provide any floor testing per manufacturer's installation recommendations Summary of Bid Package 9C: Paint In the event of a conflict or ambiguity between the following clarifications, as related to the scopes of work, and contract documents; the contract documents shall take precedence. The following scope clarifications are intended to emphasize, amplify, and clarify work included in this bid package. These clarifications do not in any way supersede the contract documents nor do they list every item of work included or required by the contract documents for this bid package. General Scope of Work: Includes, but is not limited to, providing all supervision, labor, materials, tools, supplies, insurances, bonds, hoisting, scaffolding, safety controls, etc. to provide a complete work package of the above mentioned Summary of Bid. The following is a list of items to be included in your proposal. Please refer to the contract documents for further requirements. This list, in no way, relieves the bidder of responsibility or the liability of items not listed that are "typical" to the scopes of work covered in this bid package. Bidder is to assume that the following is provided and installed by the bidder including all labor, equipment, and materials. 1. Furnish and install all painting, staining, caulk, prep work, and all other accessories necessary for a complete painting scope per the contract documents. 2. Include all minor prep work for a clean smooth finish on all surfaces to receive paint or wall coverings 3. Examine all surfaces prior to beginning of installation and report any conditions detrimental to the work to be performed in this bid package 4. This contractor shall coordinate construction dates with construction manager to meet schedule 5. Provide an initial cleaning once scope is complete 6. Furnish and install all caulk and sealants to seal up areas between sheetrock, backsplashes, millwork, windows, and frames as required by this contract 7. Caulk around all hollow metal door and window frames, fire extinguisher cabinets, etc. 8. Place all debris created from this scope of work in dumpsters at the end of each workday 9. Furnish attic stock for owner of paint colors per scope and contract documents. Attic stock is to be provided in full, unopened containers. 10. Coordinate the final coat of paint of all surfaces with the Construction Manager 11. Provide overspray protection as needed to protect adjacent finished surfaces. 12. This contractor is to provide the construction manager with up to 80hrs worth of labor to be used at the discretion of the construction manager. This labor is to be used for work associated with the scope of this bid package. Summary of Bid Package 22A: Plumbing In the event of a conflict or ambiguity between the following clarifications, as related to the scopes of work, and contract documents; the contract documents shall take precedence. Prior to demolition commencing, provide a "make safe" service to allow demolition to begin. 3. Provide final connections for all required kitchen equipment. 4. Provide rough-in to allow new layout of kitchen equipment. 5. Provide Testing, Adjusting and Balancing as required for complete and operable systems. 6. Furnish and install rated and/or non-rated Access Doors and frames as required for this bid package. 7. Provide all required fire safing and fire caulking for work performed in this bid package. 8. Identification including charting, tagging, labeling, marking tape and trace wire, stenciling, and painting as specified or required by jurisdictional authorities is included. 9. Provide all disinfections and testing of potable water system. 10. Insulate all piping per contract requirements. 11. Provide As-Built drawings, updated on a weekly basis in red line format. Summary of Bid Package 26A: Electrical In the event of a conflict or ambiguity between the following clarifications, as related to the scopes of work, and contract documents; the contract documents shall take precedence. The following scope clarifications are intended to emphasize, amplify, and clarify work included in this bid package. These clarifications do not in any way supersede the contract documents nor do they list every item of work included or required by the contract documents for this bid package. General Scope of Work: Includes, but is not limited to, providing all supervision, labor, materials, tools, supplies, insurances, bonds, hoisting, scaffolding, safety controls, etc. to provide a complete work package of the above mentioned Summary of Bid. This contractor must ensure that the lighting package that they are bidding has been approved (prior to bidding) 3. Provide all electrical demolitions to "make safe" for demolition contractors. 4. Provide and install all underground conduits as indicated. Trenching, backfill, and compaction is included. 5. Provide and coordinate all permanent security, communications, clocks, intercom, and data service raceways per the contract documents. 6. Provide Conduits, boxes, rings, wiring, and terminations for all audio, visual, telephone, intercom, and data systems. 7. Provide and coordinate all construction lighting, site electrical, and lighting services 8. Provide all necessary access doors and frames, rated and non-rated as they pertain to the electrical work 9. Coordination with other trade contractors is required (i.e. coordinating with HVAC, Plumbing, Fire Suppression, and Equipment contractors as necessary) 10. Include all modifications to the existing fire alarm system. 11. All layout and field coordination is the responsibility of this bid package. Relocations or adjustments necessary to complete the bid package to avoid interference with other trades is the responsibility of this bid package 12. Provide labeling and/or color coding of all equipment, conduit, lines, and panel boards as required by the plans and specifications or local jurisdictional authorities 13. Provide coordination as required to facilitate the testing and balancing of the mechanical systems 14. Refer to the COMPLETE set of drawings and specifications for additional connection requirements to control panels, fans, misc. equipment, control transformers, 120V for control system switches, time clocks, valves, thermostats, relays, duct smoke detectors, etc. 15. The warranty period for this system will begin when the facility is accepted by the owner 16. Provide disconnects for all equipment unless it is furnished as an integral part of the equipment 17. Replace all burned out light bulbs in the permanent fixtures at the completion of the project 18. Provide As-built drawings updated weekly in red lines 19. Provide all electrical identification, name tags. Tagging, stenciling, color coding as required 20. Furnish and install all required roof flashings, counter flashing, drip rings, sealants, etc. as required at roof for electrical work 21. Provide and install all interior and exterior luminaries, emergency lighting, exit signs, ballasts, lamps, and accessories. 22. Provide and install all wiring devices, wall switches, dimmers, receptacles, device plates, etc. 23. Provide and install all low voltage conduits. 24. Provide all electrical power connections, conductors, cables, connectors, splices, sleeves, and seals. 25. The New 112.5 KVA Transformer TLCFC, New Panel LCFC, and 400A NEMA 1 Enclosed Main Breaker, will be supplied by the owner and installed by this trade contract. See next page for bill of lading. The overall duration of construction for this project will be from November 25th through mandatory completion of January 13th 2025. THE SCOPE OF THIS REMODEL PROJECT IS A NON-STRUCTURE INTERIOR REMODEL OF EXISTING CHICK-FIL-A TO BE CONVERTED TO A FULL SERVICE FRONT COUNTER INVOLVING EQUIPMENT UPGRADES
