The CITY is seeking qualification statements from architectural firms for planning, design, and permitting services for a Police Substation to be utilized by the City's Police Department to maintain adequate Police response times in a rapidly growing area of the CITY. The anticipated size of the Substation is 7,200 square feet of building area situated on a one (1) acre property that will be leased through The Villages(R) development as depicted in Exhibit A. This building would include items such as, but not limited to, a public lobby, reception area, interview room, office and conference spaces, and storage space. The design must pass The Villages(R) architectural review. The scope of the project will include planning, design, and permitting services. Construction administration and bid administration services for the selected alternative delivery method may be added at the CITY'S discretion. Further, the CITY may choose to utilize a Construction Manager at Risk ("CMAR") to oversee the construction of the project. If so, the CMAR will be selected through a separate RFQ process. The term of the resulting contract is anticipated to be two (2) years with the option for renewal annually as needed to not to exceed five (5) cumulative years or until the completion of the project. The CITY reserves the right to reject any or all Qualifications received, to request additional information, or to extend the deadline for submittals.
