Renovation of a retail development in Lees Summit, Missouri. Completed plans call for the renovation of a 2,500-square-foot retail development.
Reed (James A) Memorial Wildlife Area Shop Roof Replacement. Description: 1. This project consists of demolition down to the wood substrate, clean up and disposal of all flashing, underlayment, and shingles, and installation of Pro Panel II metal or approved equivalent roof system at approximately 2500 sq. ft. including all roof penetrations, and limits of flashing and vent, trim and drip edge etc. 2. Site mobilization and demobilization. 3. Contractor shall field verify all measurements. 4. The Contractor shall not remove any more roof during the day than they can completely replace with new roofing materials including night seal-off and flashing of perimeter and accessories. 5. Night seals or cut offs used shall flash all of roof system down to deck to prevent water penetration into the new roof. 6. Awarded contractor shall provide a detail showing proposed night seal or cut off flashing to be used at the end of each day's work for approval by owner. 7. Contractor shall examine substrates, areas, and conditions for compliance with requirements for installation tolerances and other conditions affecting performance of work. o Examine roof sheathing to verify that sheathing joints are supported by framing and blocking, or metal clips and that installation is within manufacturer's flatness tolerances. o Verify that substrate is sound, dry, smooth, and clean. Sloped for drainage and completely anchored; and that provision has been made for flashings and penetrations through asphalt shingles. 8. Contractor shall daily clean work area not only on the roof but ground below as well, there shall be a magnetic sweep performed as well as visual to clean up any material on the ground. 9. Contractor shall protect guttering system during entire project, keep clean, and ensure all gutters and downspouts are free and clear of debris at all times. 10. Metal roof system shall consist of new Pro Panel II type. o 26-gauge minimum, 9" inch on center rib galvanized treated o 30-year minimum chalk and fade warrant painted metal or approved equivalent. o Color designated by owner. 11. Underlayment shall be a self-adhesive such as GAF Weather Watch or approved equivalent installed in accordance with manufacturer's written instructions. 12. All trim shall be minimum 29 gauge and color matching to metal roof panels. 13. Ridge cap shall be color matching 29 gauge minimum and have foam closure strips installed in accordance with manufacturers written instructions. 14. All metal and trim shall be fastened with color matching EDPM rubber washer screws in accordance with manufacturer's instructions. 15. Contractor shall take all necessary precautions to protect and preserve the cleanliness and integrity of the gutter system and shall clean and insure proper operation of gutter system at completion of job. 16. Contractor shall magnetically sweep work area and surrounding areas daily to ensure no hazards exist. 17. Pipe penetrations shall have correct sized pipe boot EPDM flashing installed for each pipe. 18. Flashing shall be constructed using Sheet Metal Coil-coated G90 galvanized steel or approved equivalent. 19. Contractor shall examine substrates, areas, and conditions for compliance with requirements for installation tolerances and other conditions affecting performance of work. 20. Examine roof sheathing to verify that sheathing joints are supported by framing and blocking, or metal clips and that installation is within manufacturer's flatness tolerances 21. Verify that substrate is sound, dry, smooth, and clean, sloped for drainage and completely anchored; and that provision has been made for flashings and penetrations through metal roofing. 22. Contractor shall install GAF Weather Watch Self Adhesive Underlayment or approved equivalent on roof deck perpendicular to roof slope in parallel course. Lap sides a minimum of 2" inches over underlying course. Lap ends a minimum of 4" inches and stagger end laps between succeeding courses at least 72" inches, fasten seams with roofing nails. 23. Contractor shall install flashings as follows. o Apron Flashings: Extend lower flange over and beyond each side of downslope of metal roofing and up the vertical surface. o Step Flashings: Install with a headlap of 2" inches and extend over the underlying metal roofing and up the vertical surface. Fasten to roof deck only. o Cricket or Backer Flashings: Install against the roof-penetrating element extending concealed flange beneath upslope of metal roofing and beyond each side. o Open Valley Flashings: Install centrally in valleys, lapping ends at least 8" inches in direction to shed water. Fasten upper end of each length to roof deck beneath overlap. o Secure hemmed flange edges into metal cleats spaced 12" inches apart and fastened to roof deck. o Rake Drip Edges: Install rake drip edge flashings over underlayment and fasten to roof deck. o Eave Drip Edges: Install eave drip edge flashings below underlayment and fasten to roof sheathing. Question Deadline 07/25/2024 24. Pipe Flashings: Form flashing around pipe penetrations and metal roofing. Fasten and seal to metal roofing as recommended by manufacturer. Site Address: 12405 SE RANSON RD. Site Directions: From Lee's Summit, take Highway 50 east 1 mile, then SE Ranson Road (Route RA) south 0.75 mile to the area entrance. No oral interpretations will be made to any bidder as to the meaning of the plans and specifications or the acceptability of alternate products, materials, form or type of construction. Every request for interpretation shall be made in writing and submitted with all supporting documents not less than seven (7) calendar days before opening of bids.
