Renovation of a military facility in Campbellsville, Kentucky. Completed plans call for the renovation of a military facility.
The scope of work includes removal and disposal of existing carpeting throughout the Visitor Center & Project Office (approximately 4900 sq ft). Contractor to repair any cracks, pits, and prepare existing subfloor surfaces. Contractor to install specified floor coverings to specified areas herein, please see section 4 for floor covering specifications. All provided measurements are approximate and the contractor will be responsible for obtaining measurements during the site visit. The contractor's work and responsibility will include all planning, programing, administration, management, supervision, communications, and inspection necessary to assure that all work is conducted in accordance with the contract requirements and all applicable Federal, State, and Local laws and regulations. Due to the nature of the office setting, flooring removal and installation will be coordinated with the Park Manager to minimize the disruption of the office staff. The contractor will be responsible for moving office furniture and equipment to facilitate the flooring installation. Computers, printers, phones, and other technology equipment will be the responsibility of the USACE employees to move. All work will be performed in strict compliance with the attached specifications and all other terms and conditions incorporated herein. Please see Exhibit A for Visitor Center & Project Office building plan. BASE ITEM 002: Installation of Carpet Floor Covering 1. Contractor to install 24" x 24" carpet squares Brown in color, in the Visitor Center Display Area & Theater. These areas measure approximately 1,500 SQFT. Contractor to provide carpet glue / mastic that complies with the manufacturers specifications and install carpet squares per the manufacturer's recommendations. Note: KTR to provide samples of carpet type and colors to the Project Office Manager for approval prior to purchasing. BASE ITEM 003: Installation of Vinyl Plank Flooring 1. Contractor to install 6.5" x 48" Waterproof Vinyl Planking, or similar vinyl plank floor covering, Tan or Beige in color for the following areas: (3) Offices, Copy Room, Server Room, Conference Room, and Breakroom/Kitchen. These areas combined measure approximately 2,400 SQFT. Contractor to install Vinyl Plank Flooring in accordance with the manufacturer's recommendations. Note: KTR to provide samples of Vinyl Plank and colors to the Project Office Manager for approval prior to purchasing. BASE ITEM 004: Installation of Tile Floor Covering 1. Contractor to install 6" x 36" Ceramic Wood Plank Tile, or similar ceramic wood plank tile, Tan or Beige in color for the following areas: Lobby, Locker Room, Storage Room, and Hallway. These areas combined measure approximately 1,000 SQFT. Floor tiles to be set with 1/8" grout lines, sanded grout, color of grout to be determined to match / compliment tile selection. Contractor to install an uncoupling membrane, and metal trims and transitions where applicable. Contractor to install ceramic floor tiles in accordance with the manufacturer's recommendations. Note: KTR to provide samples of Tiles, Grout, and colors to the Project Office Manager for approval prior to purchasing. OPTION ITEM 001: Removal of Existing Wood Paneling, Installing Drywall (Eastern Elevation) 1. Contractor to remove existing wood paneling in the Eastern portion of the project office. The areas to be included will be the Server Room, Locker Room, Conference Room, & Break Room. The wall coverings in these areas measure approximately 2,000 sq ft. Contractor to install 1/2 " drywall at all locations wood paneling is removed. Tape and finish drywall in accordance with ASTM C840. Provide joint, fastener depression, and corner treatment at all changes in plane. Tool joints as smoothly as possible to minimize sanding and dust. Contractor to utilize dust control / management to minimize the disruption to project office employees. Finish wall surfaces in accordance to GA 214 Level 5, apply a thin skim coat of joint compound to the entire wall surface, after the two-coat joint and fastener treatment is complete and dry. Wall surfaces to receive eggshell finish paint, paint colors to be approved by the project office manager prior to purchasing. 2. Drywall Contractor to install 4 1/4 " traditional crown base at locations where new drywall and floor coverings have been installed. Door Casing to be replaced with like dimension and profile "finished in white trim paint" matching the crown base color. Base Boards to receive quarter round to hide imperfections in the floor coverings and base trim. At locations where metal window frames do not allow for installation of base molding, contractor to install quarter round at floor to window frame transitions to hide imperfections in floor coverings and window frames. All trim, base boards, quarter round to be finished in white trim paint. 3. Contractor is responsible for removing existing cabinets located in the break room to install drywall. Once drywall installation is complete contractor to re-install cabinets. Any damage incurred during removal/installation will be the contractor's responsibility to fix/replace. 4. The contractor is responsible for disposal of the removed Wood Paneling and debris from the Corps of Engineers property in accordance with the appropriate state and federal requirements. Contractor to install drywall in the offices listed above, application of finishing compound, and paint. Note: KTR to provide samples of paint colors to the Project Office Manager for approval prior to purchasing. OPTION ITEM 002: Removal of Existing Wood Paneling, Installing Drywall (Western Elevation) 1. Contractor to remove existing wood paneling, handrails, and textured wallpaper in the Western portion of the project office. The areas to be included will be the (3) Offices, Storage Room, Central Hallway. The wall coverings in these areas measure approximately 3,000 sq ft. Contractor to install 1/2 " drywall at all locations wood paneling is removed. Tape and finish drywall in accordance with ASTM C840. Provide joint, fastener depression, and corner treatment at all changes in plane. Tool joints as smoothly as possible to minimize sanding and dust. Contractor to utilize dust control / management to minimize the disruption to project office employees.
