Site work, paving, new construction and renovation of a mixed-use development in La Mesa, California. Completed plans call for paving for a sidewalk / parking lot; for site work for a laboratory facility; sidewalk / parking lot; for the construction of a 74,800-square-foot laboratory facility; and water / sewer project.
Design-Build services for a Design-Build project to design and retrofit/reconstruct the existing approximately 43,400 sq. ft. Alvarado lab building and to design and construct a new approximately 31,400 sq. ft. two story lab building with offices. The project shall include approximately 18,000 sq. ft. of parking under the new building and there shall be site improvements with more site parking. The project is to include realignment or rehabilitation of the 72" pressurized water pipe that is currently under the existing building and a new treatment plant drainage system. The scope includes Design Drawings, Project Specifications, Permits, and Underground Utilities. Compliances with Best Management Practices (BMPs), Storm Water Standard Manual, Stormwater Pollution Prevention Plan (SWPPP), Site Landscaping, Codes, Regulations and Design Manual standards as applicable. The project is required to comply with the State of California Environmental Laboratory Accreditation Program (ELAP) standards for lab testing facility, Buildings Codes Compliance, LEED Silver Certification at a minimum, and the new Sustainability 900-03 Zero Emissions Municipal Buildings & Operations Policy. Energy efficiency measures achieved through upgrades to heating, ventilation, and air conditioning (HVAC) with required lab air filtrations, mechanical and electrical systems will play a significant role in achieving these certifications. The work will be done in approximately three phases. The facility must remain operational throughout the construction duration. Design-Builder must have prior experience with phased construction of Laboratory construction projects. The Design-Builder shall provide engineering services such as survey, Geotech investigation and potholing, as needed for this scope. The building (existing and new) shall have all necessary systems such as, but not limited to, electrical, fire alarm, security, fire suppression system, data, phone, plumbing, etc. The work will include the project overall schedule of activities that shows the critical path, activity durations and float time durations, as well as cost loaded schedule to be updated monthly and sent to the City, and proposed options to overlap activities and perform the work in shorter durations. Primavera / P6 is the City's required scheduling tool. All labor compliance documents shall be submitted per the City's standards. This project will be phased-funded.
