Renovation of an educational facility in Atlanta, Georgia. Completed plans call for the renovation of a educational facility.

Project Description After 30 years in service, the original chillers #1 and #2 are near the end of their useful life and in need of replacement. In addition to replacing the chillers, the project will replace the associated cooling towers and begin the construction of a shared and separable cooling tower and water pumping system. This project will construct a portion of the system adequate to support the condenser water needs of the two new chillers. The cooling tower and condenser water system shall be designed to expand as additional equipment is replaced in future projects. The Board of Regents of the University System of Georgia ("BOR") As ("Owner"), on behalf of the Georgia Institute of Technology ("GT"), is soliciting Statements of Qualifications from Firms interested in providing Design-Build services for the construction of a project known as "10th Street Chiller Plant, Replacement of Chillers 1 & 2 / BOR Project No. J431, GT Bid-Contract No. 2001-25/GT Project No. 0427-2024", located at Georgia Institute of Technology, Atlanta, Georgia. This Request for Qualifications (RFQ) seeks to identify potential providers of the above-mentioned services. Some firms that respond to this RFQ, who are determined by the Owner to be especially qualified, may be deemed eligible and may be invited to interview and offer proposals for these services. All respondents to this RFQ are subject to instructions communicated in this document, and are cautioned to completely review the entire RFQ and follow instructions carefully. BOR reserves the right to reject any or all statements of qualifications or proposals, and to waive technicalities and informalities at their discretion. Deadline for written questions/requests for clarification (see section 6). 8/6/24 2:00pm Owner issues answers to questions received by deadline No Later Than 8/13/24 Project Delivery Method This project will utilize Design/Build as the project delivery method, and, as a minimum, will employ the services of a team that includes the Design Principal, General Contractor or Construction Manager. Georgia Tech may hire a Commissioning Agent, the Design Build Team are expected to coordinate with the team as necessary. Project Budget The Guaranteed Maximum Price is estimated at $11,625,000. The preliminary stated cost limitation (SCL) or construction cost of the Project is estimated at $10,625,000. The final SCL may be revised by the Owner due to final programmatic requirements, funding availability or other circumstances. Project Schedule The Design Builder's (DB) services are anticipated to commence by September, 2024 with early release packages for long lead items being issued in December, 2024 with full construction documents anticipated for completion in March, 2025. The start of construction is contingent on the availability of funding. (All of the dates above are estimates and are contingent on the availability of funding). The Georgia Tech 10th St. Chiller plant was constructed in 1994. Originally it consisted of (2)1500 ton chillers, and the majority of the supplied load were west campus residence halls. Over the decades, the northern edge of the campus has seen tremendous building growth consisting mostly of research laboratory buildings. During that time, the plant has been expanded and 5 additional chillers have been added to supply the growing load. Today, the installed capacity of the plant is approximately 15,000 tons. Considering N+1 redundancy, approximately 12,000 tons are available. More recently, the piping systems of this plant, and the Holland Plant, located near the center of campus, have been interconnected. Today, the two plants function together to supply the chilled water needs of the total campus.
