Renovation of a multi-residential development in Fort McMurray, Alberta. Completed plans call for the renovation of a multi-residential development.

The Vendor shall provide a schedule, in form of a Gantt chart, for the completion of the below repairs. The Vendor shall provide the cost to assess, remove, replace, and repair balconies at Horizon View Buildings B & C as per the following: REPAIR TYPE 1: The Vendor shall complete the following repairs to Horizon View balconies (B401, B301, B413, B403, B303, B411, B406, B306, B304, B410, C410, C310, C306, C408, C414): 1. Repair hairline cracks in interior drywall,. 2. Repair hairline cracks in exterior stucco, 3. Replace section of missing drywall, and 4. Paint surfaces to match existing. Mold treatment to prevent regrowth or spread should be used as needed on all balconies and units. REPAIR TYPE 2: The Vendor shall complete the following repairs to Horizon View balconies (B310, B308, B408, B311, B313, B404, C304, C404, C406, C313, C413, C314): 1. Remove and replace balcony subfloor, waterproofing materials, gypsum sheathing and aluminum soffit, 2. Remove and reinstall all railings, a. Ensure safety measures are in place to mitigate any hazards. 3. Reattach loose fixtures as needed, 4. Repair hairline cracks in interior drywall as needed, and 5. Repair hairline cracks in exterior stucco as needed. 6. Replace section of missing drywall, and 7. Paint surfaces to match existing. Mold treatment to prevent regrowth or spread should be used as needed on all balconies and units. REPAIR TYPE 3: The Vendor shall complete the following repairs based on Appendix C- IFC Drawings to Horizon View balconies (C112, C211, C311, C411): 1. Remove and replace the balcony subfloor, waterproofing materials, gypsum sheathing and aluminum soffit. 2. Remove and replace wooden top flanges of balcony I-joists per attached drawings. 3. Remove and replace sheathing, waterproofing material, vapor barrier and insulation of adjacent wall per attached drawings. 4. Remove and reinstall all railings, ensure safety measures are in place to mitigate any hazards. 5. Remove and replace the wood sill plate and wood top plate of wall adjacent to the balcony door. 6. Remove and replace studs in the wall adjacent to the balcony door. 7. Replace section of missing drywall, and 8. Paint surfaces to match existing. Mold treatment to prevent regrowth or spread should be used as needed on all balconies and units
